The law makes changes, three ways to “get you”

As the Tax Administration verifies whether citizens have properly reported the property, not only the apartment, but also the garage and other ancillary facilities. Amendments to the Tax Law, which now emphasize buildings other than those in which they live, have raised the question of how taxpayers map citizens’ property. And there are three ways.

The first method is the one normally applied to property taxes. That is, citizens are obliged to declare their property themselves and, based on that, the Tax Administration determines the amount of taxes they must pay. Citizens who buy an apartment are also obliged to do so, but also those who build real estate.

Another way is to control individual cases, at random, that the tax inspectors apply occasionally, especially when there are suspicions. This practice often exists in local governments and smaller cities, but is by no means excluded in the capital.

The third way, according to tax experts, is for local governments to inspect and compare through satellite images. It is an option that is possible and has been used in the legalization process, but the question is whether municipalities and cities use it in practice and to what extent.

New calculation in 2021.

Taxpayers, by the way, will pay the new property tax from the tax decisions for 2021, that is, from 2022.

The important thing is that the tax amount for the newly introduced category of ancillary facilities will be determined on the basis of the average price per square meter of garages and parking spaces in a particular municipality, because this tax is the responsibility of local governments.

Default interest for each day of delay

Property tax is paid quarterly, within 45 days after the beginning of the quarter. Thus, the fees fall mainly on the 15th of the month: February, May, August and November.

For each day of delay in the payment of the property tax, the taxpayer pays default interest and a fine of 5,000 dinars is foreseen for avoiding the payment of said tax.

By the way, the working version of the Draft Law on Reforms to the Property Tax Law has been published on the website of the Ministry of Finance and will be in public discussion until November 4, and contains several significant changes.
