Citizens often ask why there are two forms of real estate listing. One is a form issued by the Geodetic Authority of the Republic and the other is issued by notaries public. Is it the same document?
Thanks to the reform and digitization of the institution, RGZ allowed the data in the central cadastre database, from where the property list is generated, to be updated and accessible to all, completely free of charge. Recently, the RGA provided notaries with direct access to the central cadastral database for the free download of a digital real estate listing document. It is your responsibility, at the request of the party, to print that document and, without changes, to certify that billing service.
However, the list of real estate issued by notaries public is issued in a way that creates the impression that it is a completely new document, notes the RGA.
“On the first page of that document, there are signs and symbols of the Ministry of Justice, and not of the Geodetic Authority of the Republic in whose jurisdiction it is located, and the data of the real estate list is presented in a way that reminds the old appearance of the cadastral extract, contradictions for the law and represents a direct theft of RGZ products ”, affirms the Geodetic Authority of the Republic.
They add that in Serbia, the only competent institution for the formation of the real estate list is the RGA and that no other institution can issue a different document with that name. Notaries knowingly and intentionally confuse citizens of Serbia and endanger citizens’ trust and the economy in state bodies, reports the RGA.
“By plagiarizing the property list, the Chamber of Notaries appears to be trying to obtain credit for itself and the Ministry of Justice for successful reforms in the field of land administration implemented by the RGA. We remind you that they issued a real estate certificate from the RGZ, which was available to them with just one click. This caused total confusion and dissatisfaction among citizens, generated unnecessary crowds at the counters and unnecessarily overloaded the cadastral officials, ”said the Geodetic Authority of the Republic.
The RGA will protect its authority and the reform project through the institutions of the system in order to provide a reliable and efficient service to all citizens and remain a strong support to the economic development of Serbia.
