Visiting the RTS morning show, Ana Đurković, head of the Republic Geodetic Authority, said that April was a turning point for real estate sales, and that’s when the sudden growth started.
“When we look at the real estate market, we have to say that 2019 was a record year when it comes to the real estate market. Earlier this year, that trend continues,” said Đurković.
According to her, if we compare January 2020 with January 2019, we can say that the market price rose 20 percent.
The mere appearance of the pandemic in April causes a drop in real estate sales from 70 to 80 percent.
After the end of the state of emergency, in May, the market recovers sharply and returns to the period before the state of emergency, to fully recover in June and compared to June of last year is 20 percent higher in terms of real estate billing.
“This year, there was an increase in the rotation of construction sites. During the state of emergency, most of the apartments were sold. After the end of the state of emergency, the growth of construction land jumped and agricultural land to a somewhat lesser extent. in the Geodesic Authority of the Republic.
The most expensive square meter of the new building was sold in “Belgrade on water” for 9,124 euros. It is followed by Vracar with 3,820 euros per square meter, Residence – 3,806 euros. The most expensive apartment was sold in “Belgrade on the water” for 1,380,888 euros, and in Novi Sad for an apartment in Pupin’s Palace for 1,128,000 euros.
“‘Belgrade on water’ is the most attractive location in Serbia and the apartments sold there are the most expensive when it comes to the new construction market. The first 40 most expensive sales are in that part of the city and Vracar As a city municipality, it is traditionally relevant when it comes to housing. “Prince Milos is always attractive and the price is around 3,800 euros per square meter,” says Djurkovic.
As for the weekend houses, they were sold at a price of 26,000 to 253,000 euros in Cajetina, 3,000 to 200,000 euros in Indjija and 9,500 to 32,000 euros in Barajevo.
According to the mayor, the most expensive weekend houses were sold first. When we talk about houses, the best paid is in Savski Venac: 3,200,000 euros.
The old construction in the municipalities of Vračar and Stari grad, as far as Belgrade is concerned, is always up to date. In the Old Town, the price is 3,700, which is the maximum price paid.
The highest price for commercial premises is in Novi Sad. The most expensive garage in the new building was paid in Vracar: 36,000 euros.
Most real estate is paid for in cash. The ratio for the first half of this year is 67 percent for cash and 33 for credit.
“We can say that the percentage of loans is five percent higher than in 2019. It means that the loan payment is stable and we can expect that the purchase of real estate from loans will grow,” Đurković points out for RTS.
According to the United Nations report, Serbia is the leader in the Western Balkan region when it comes to gender equality, in the field of real estate, women account for 36 percent, emphasized the head of the Geodesic Authority of the Republic.
