Belgrade: In Belgrade, the rental of commercial and residential spaces is decreasing, as well as rental prices, except for shopping centers and luxury buildings, but the prices of apartments are not decreasing.

That is the situation in the real estate market, assessed by Kaća Lazarević, the owner of a real estate agency.
She told Beta that large multinational companies and banks can still afford to pay for expensive commercial spaces, while street bars are empty or tenants move out of them in search of cheaper ones.
“The prices of commercial spaces in luxury malls are not going down, while they are falling for smaller spaces, but there are investors who still want to invest money in buying restaurants and renting them for fast food services,” he said Kaća Lazarević.
He added that there is a great demand for commercial space for casinos and that, if the location is good, potential tenants “do not ask for a price.”
“Soon Belgrade will be full of pharmacies, laboratories and casinos,” said Beta’s interlocutor.
According to her, the prices of apartments in new construction are not going down, it is even easier to sell more expensive and luxurious apartments.
At the beginning of the epidemic, when work was cut short, there was, as she said, “a blockage in the cadastre, so the rotation in the real estate market stopped, and since June it is like when a plug falls out.”
“Recently, we sold apartments in Vracar whose square meter is 3,600 euros easier than 3,000 euros. The Ledine square is 1,300 euros, and a lot is being built on the Lekino brdo, and the square is 1,850 euros to 2,250 euros “, said.
He stressed that apartments with a garage are in special demand and that it is difficult to sell an apartment in Vracar in an old building if there is no garage space. According to her, garages are sold by location for € 15,000 to € 30,000, and a garage was recently sold for € 50,000.
“I think the state loses a lot of money for services not provided, because the cadastre works slowly and unprofessionally and is covered with 700,000 cases, so it slows down the rotation of apartments,” concluded Kaća Lazarević.
