Meeting in the association “Greece first hand”, they have addressed Greek officials on several occasions, asking to be allowed to enter the country, and have not received a response, so they hired a lawyer, when they tried to exercise their rights.
Thousands of properties that our citizens bought, mainly in the Thessaloniki region, are partly for rent, which is an additional problem for those for whom this was an investment. Among them are those who bought the most apartments, including hotels in Greece. The owners say they have information that certain facilities were broken into, but have no way of verifying it.
As Tamara Ranchic, president of this association for legal assistance and property protection in Greece, told “Politika”, its aim is to allow property owners to enter this country, under any conditions established by Greece, to simply verify their real estate. and convince that everything is fine.
– These are the owners, but also the investors who in previous years began the reform of many facilities, and even took out loans and borrowed. Greece has denied our citizens the rights that are guaranteed throughout the world, and we do not have an answer as to why this is so. We did not receive any response or reaction to the many letters we sent them. Whenever we contacted in Greece, they transferred the ball to someone else, which is why we hired a lawyer from Thessaloniki, says Rančić.
Yacht and sailboat owners have the same problem, he adds, who also have no information about their property.
Apart from the fact that they are currently denied the right to enter their houses and apartments, the owners have a bigger problem, they add in this association, that many cannot pay taxes and arrears. They fear that delays in paying bills could cost them dearly.
As they explain, they have been trying to explain since July that they are not only tourists but owners, but the letters sent to the institutions in Greece and the Greek embassy in Belgrade remained unanswered.
Lidija Pavlović, a lawyer from Thessaloniki who represents the members of the association “Greece first hand”, says that this problem could very easily be solved by an agreement between the two countries.
– I am sure that, first of all, the Serbian Ministry of Foreign Affairs should be informed about this problem, that it has ways to help its citizens to solve the problem. Only then can we hope that someone from the competent Greek ministries will react to our letters, says Pavlović, adding that it concerns the interests of a large number of real estate owners in Greece.
When asked if the Greek public is talking about this problem, he replies that it is not a topic that interests anyone at any time. The Greeks, he adds, currently have a large number of people with a crown, poor results in tourism, many problems with migrants, as well as a large number of people who lose their jobs and the difficult economic situation.
– After all, as in the whole world in this period, but that is not a reason to deny rights. The owners of these facilities will also suffer financial damages. If they don’t pay taxes, they will face penalties and interest, and it’s similar to not paying for electricity and water. Not to mention those who have not yet signed sales contracts. Exceeding the agreed deadlines can leave them without paying the advance, and they can even lose the property. Sellers can cancel sales due to missed deadlines. These are all serious problems, so the owners cannot be treated like ordinary tourists who want to visit Greece, says a legal representative from Thessaloniki.
Pavlovic points out that the only solution to involve the Serbian government in this case is to try to find a solution at the state level, as well as on the basis of friendly and diplomatic relations with Greece.
He adds that he is urgently allowing our citizens temporary entry into Greece, with all the necessary preventive measures, to reduce the problems that have already arisen and avoid economic losses.
It was a great investment
Most of the real estate in Greece has been bought by our citizens since 2011, when the economic crisis began in this country and when the Greeks opened their borders to foreign investors. At that time, apartments by the sea could be bought for 500 euros per square meter.
In this way, many first bought homes for family vacations, and then when real estate prices started to rise, job opportunities opened, so they began to rent the same facilities during the season.
Those who saw this as a good investment opportunity bought more apartments, including hotels that they renovated, and started a serious business. Korona has interrupted many plans, including these investors, who now have to repay loans and there is no work.
