Ledine is not the only settlement in Belgrade where, instead of grass and bushes, expensive new buildings are growing. The wetland area on the left bank of the Danube, within the municipality of Palilula, has also “exploded” in recent years with the construction of apartments and houses, and more recently with rising property prices.

The Borca, Krnjaca and Kotez settlements are said to be able to become modern urban areas due to their proximity to the center of the capital, but also due to anticipated urban changes. An ambitious urban plan was drawn up last year and property prices are constantly rising. In the last five years, the price per square meter has gone from about 700 to 1,200 euros, while the price of an acre has almost doubled, to about 4,000 euros. And that’s not the end, agents say.

“It’s amazing how many buildings there are here now and what they look like. When I started to build the house, it was deserted and practically swampy, and now everything is a new, luxurious construction. People laughed at me, talking about how I would get sick from humidity, and look now, don’t believe it, “says Mateja Simić for” Blic Biznis “, who built a family home on 10 acres in Borča 15 years ago.

Infrastructure is key

“When it comes to apartment sales, Borca is another settlement that has been very interesting for buyers lately. It is well connected to the city center, and the price per square meter was influenced by the construction of the bridge in Pupin and much better connections to Zemun and New Belgrade. ” , says for “Blic Biznis” Anita Pešić, product manager of the site Nekretnine.rs.

According to Real Estate. rs, for example in Borča, the price per square meter has grown significantly in the last five years. Thus, in 2015, it was possible to buy a flat in that settlement at a price of around 700 euros per square meter, and two years ago that price had already risen to 750 euros. This year, in the same settlement, the price per square meter ranges between 850 euros and 1,000 euros, which depends on the location of the building, but also on the quality of the construction.

“In recent years, a slight increase in prices per square meter has been noticed in the Kotež and Krnjača settlements. In Kotež, the average price of apartments is between 800 and 900 euros per square meter, while for studios new or completely renovated and one-bedroom apartments go up to 1200 euros per square meter. The average price per square meter in Krnjača is currently between 800 and 1,000 euros, and large apartments can be found for 700 euros per square meter “, says Pešić.

Speaking of construction land prices in Borča, Pešić says that five or six years ago it was around 2,400 euros per acre, while today it is significantly higher, and goes up to 4,000 euros per acre, depending on whether it is close to Ovčanski. and Zrenjaninski. .

“A large amount of land in Borča is still registered as agricultural (class I or II field), so before buying it you should check whether and under what conditions it is possible to change the purpose of arable agricultural land to construction. The prices of agricultural land range between 1,500 and 2,000 euros. You can find large agricultural plots at a price of 1,000 euros per acre “, explains our interlocutor.

Real estate expert Milić Đoković also points out that prices have changed a lot with the construction of the Pupin bridge and a large shopping center in Borča, adding that the construction of a large science park will surely raise prices for square meters.

The periphery is the most expensive in the world

“It must be said that a very ugly word is used for these parts of the city: periphery, it is actually a suburb where real estate is much more expensive in all parts of the world than in the city. It is only important to have a good infrastructure to be very desirable for life. ” says Djokovic.

The global trend is that where the subway should go, property prices will rise over time, which is likely to happen in this area.

According to the new plan, in these settlements the construction of new roads, schools and health institutions, as well as a sports complex, religious buildings, parks, squares and residential buildings, as well as the rehabilitation of unplanned residential blocks, as well as mixed zones of city and commercial facilities.

All of these are content that will not only attract new residents, but will also raise real estate prices.
