During 2020, country houses were definitely among the most requested real estate properties in Serbia, and the demand for these types of facilities increased significantly more than in previous years. The pandemic and lockdown that followed last spring forced people to seek refuge from the “lockdown” in nature, away from the daily hustle and bustle, and which put the cabins on top of the biggest changes in the real estate market in 2020.
Data from the Geodetic Authority of the Republic shows that during 2020, the number of cabins sold increased by almost 60 percent compared to the previous year. A total of 1,443 buildings were sold, compared to 884 in 2019. Most of the cottages were sold in Vojvodina, in Fruška gora – 882, while in the rest of the country a total of 561 buildings were sold.
The cabins reached a price of several thousand euros to more than 300,000 euros, because of how many buyers found the houses in the municipality of Cajetina. The most common price was around 15,000 euros, 10% more than in 2019.
The most expensive complex was sold in Sopot, which includes two cabins, three ancillary buildings, a swimming pool and four plots, for a total of 3 million euros.
The following are two country houses in Cajetina, in Zlatibor, which sold for 315,570 euros, or 253,000 euros.
It turned out that the demand was not the strongest in the most famous mountains, lakes and spas, but near the place of residence.
By the way, the cabins were marketed as cabins with a plot, cabins with a plot and some other object, and as mixed traffic. Of the total number of weekend home sales, up to 76 percent accounted for weekend home turnover with pay.
Last year, country houses recorded the largest jump among all real estate, in terms of turnover volume compared to 2019: 63 percent, while during the second quarter of 2020, there was a jump of 2.6 times compared to the first. In the third quarter of 2020, a record number of cabins were marketed: 522.
The market is more active than ever
While the real estate market in the Republic of Serbia was expected to be under great impact in 2020 from the spread of the COVID-19 virus, it turned out that the market respects different laws and is not as sensitive to external influences.
After the first half of the year, when there was a decline in all economic parameters and when there were fluctuations in the real estate market, a sudden recovery was recorded in June and the intensification of market activity continued until the end of the year, according to the RGA.
Although there have been declines in countries of the region and European countries, the Serbian real estate market in 2020 was more active than ever.
