Guess the price: the most expensive square meter in Serbia sold in Novi Sad

Belgrade – In Serbia, the pandemic and the business restriction due to it in 2020 affected business entities to a greater extent than the prices of business premises.

That is, according to RGA data, 2,397 sales of commercial premises were registered, only two percent less than in 2019.

Shops, offices, commercial premises were negotiated for which storage activities and warehouses have not been determined.

The highest turnover of commercial premises took place in the territory of the municipalities of Novi Sad –288, New Belgrade –166, Vraar –99, Raka –97, Zvezdara –94, Stari grad –82, Subotica –54, Kragujevac –53, ukarica –48, Vodovac – 47 etc.

Commercial premises: from 59 to a record of 11,026 euros

The prices of the negotiated commercial premises ranged between 59 and 11,026 euros per square meter, as expected commercial space in Novi Sad (Modene Street). It is also the most expensive paid square meter in Serbia for 2020.

Belgrade is not far behind when it comes to the maximum price achieved for one square meter of office space, with some 11,000 euros per square meter paid for the Brae Jugovia location. At the same time, the minimum prices achieved in those two cities are almost identical, but Novi Sad also has that advantage with 138 euros per square meter, while the minimum price in Belgrade was 137 euros.

All other administrative districts lag far behind in this criterion, but Raki stands out, where the maximum price per square meter of 7,261 euros per square meter was reached, while the lowest maximum price was reached in the North Banat district – 720 euros.

The cheapest commercial space was the one in the Junobanat district, where the minimum registered price was 59 euros per square meter.

Cash payments were recorded in 96 percent of the business premises traded, in relation to four percent of the billing of the credit funds.

In addition, 84 percent of the turnover was in euros and 16 percent in dinars.

Other types of real estate

When it comes to apartments, the most expensive square meter of an apartment in Serbia in 2020 in a new building was marketed in the exclusive location of Belgrade on the water and the boiler is 9,632 euros per square meter, while the highest price per square meter of a flat in an old building was paid 4,452 euros in the Old Town.

According to the contracts registered in the Real Estate Price Register kept by the Republic Geodetic Authority, the most expensive garage in Serbia is located in Kopaonik.

For a 27-square-meter garage, the buyer set aside up to € 90,000, or € 3,333 per square meter. And this is not the only guaranteed place that pays dearly on that mountain, because a 19-square-meter garage paid 44,400 euros, according to the RGZ report.
