BELGRADE – Although the state of emergency stopped activities in the area of property purchases, the biggest drop in prices was felt in the area of rentals.
A large number of students returned to their homes and empty apartments, which were previously rented on the principle of “apartment for the day”, are now offered for monthly rent. All this influenced the increase in the offer, and therefore the reduction in the prices of the requested rent.
However, after the state of emergency ended and life more or less returned to normal, the demand for apartments returned. It didn’t take long for monthly rental prices to revert to the pre-pandemic period.
In the capital, the average price of advertised furnished studios is almost 200 euros and one-bedroom apartments 250 euros. If you want to have an additional room, even a smaller one, you will normally have to pay more than 300 euros for these apartments. The average price of the two-bedroom furnished apartments advertised is just over 400 euros and the three-bedroom apartments of 600 euros.
While it is necessary to reserve an average of 200 euros per month for a study in Belgrade, 124 euros is enough for a study in Nis. Interestingly, the average price of two-bedroom apartments in Nis is even lower than the price of a studio in Belgrade, and is 189 euros.
Furnished three-bedroom apartments in Nis are advertised for an average of 260 euros and four-bedroom apartments for 405 euros, and the prices of apartments of all structures in Nis are half cheaper than in Belgrade.
