While most investors in Croatian tourism “pulled the bill” due to the pandemic and the uncertainty of kovida-19, Savudrija is not a new luxury resort with a hotel, worth about 80 million euros, not far from the famous Kempinski hotel and the nearby golf course.
It is the largest investment in Croatian tourism, one of the few totally new investments, according to the Croatian portal.
This is the new Petram complex, whose construction began in mid-October. The same Savudrija water project is formally investing in the project, and the co-investor is Vojislav Gaji, who is heading a company that deals with the construction and sale of real estate in Novi Sad called Aleksandar Gradnja. His company has been known for more than 25 years of activity in Serbia for the construction of residential and commercial premises, and the latest in a series of projects such as the Kapija Vraara residential and commercial complexes in Belgrade, Taurunum in Zemun, Aleksandar Bulevar Center in Novi Sad and district K and El of Belgrade. “It is an investment of about 80 million euros, and we managed to complete all the documentation with the construction permits in just 10 months, without any problem. The land on which the project will be carried out, financed with Serbian capital, was bought two years ago and sold in the bankruptcy process of the Vila Savudrija company at a starting price of one kuna. The same water company bought the land project for 17.2 million kuna (almost 2.3 million euros).
This is a construction site that belonged to the Slovenian company Imos Holding from Ljubljana, which went bankrupt. A large Hotel & Resort Villa Savudrija tourism project was planned on the ground in 2010: including two five-star hotels with numerous villas with a total of 400 rooms, a casino, villas with pools, an operations area, swimming pools, a golf course. Everything failed because the company, founded by the Slovenian construction company Milan Kepic, ended up bankrupt when it could not find an investor to invest in this project, which was finally completely modified.
When the land was bought, the public speculated that Serbian King Miodrag Kosti, who owns real estate nearby, was behind it all. These are the Hotel Kempinski, the Skipper Residence and the golf courses there, managed by the MK Group company, owned by Kostia. He, in turn, bought the Kempinski hotel and the airport in nearby Portoro.
When the land was purchased, the public was informed that behind the company that was the formal owner was Vinemont Ventures, which is itself registered in the British Devian Islands. She owned businesses that connected with Kostya himself, the media wrote.
The company of the same water project, according to the court record, is divided and a new company Beater Limited is formed, which becomes the founder of the company that formally manages the project. When asked if Kosti is a partner in the project, this company denies it.
According to this project, an aparthotel with 179 accommodation units, 55 luxury villas and three residential buildings with 18 apartments will be built on the entire site. And all the high categories with four and five stars. In total, the resort has a network of less than 1,000 beds.
“The villas will have five stars and the hotel four, but that may also change due to market demand. The resort will be really something special. For example, the hotel will have a rooftop pool and it will be up to 105 meters. It will be the most large swimming pool in Europe and the second largest in the world. It will have two additional swimming pools and a number of upscale shops and restaurants. There will also be special wellness and fitness facilities, “Gaji said.
The villas, meanwhile, will have 250 to 500 square meters, and most will have swimming pools. They will also go on sale. They also applied to the City of Umag for a concession on the square in the vicinity of the resort. And that to the coast, he says, he will fix it together with bars and all the other facilities. As Gaji says for now, in terms of content, this resort will not be connected to the Skiper Residence and the Kempinski Hotel, which are located right next to the resort.
