According to the documentation known to “Vijesti”, Ćetković plans to build a tourist hotel in Cmiljača, with a capacity of 174 apartments, 4+ star categories, as well as five bungalows, with a total area of ​​more than 13,000 square meters.

The complex is planned on the territory of the municipality of Bijelo Polje, in a place that is equipped with infrastructure by the state.

Ćetković registered the company “Cmiljača 1800 ski resort” doo Podgorica on December 30 last year, with a founding capital of one euro.

It is not known when he submitted a request to the Bijelo Polje Territorial Planning Secretariat for the issuance of the technical-urban conditions (UTU), because that document was not published on the Municipality’s website, where local authorities usually publish other requests of this type.

However, a decision on the consent issued was posted on the Municipality’s website.

According to that document, the Bijelo Polje Territory Planning Secretariat issued the UTU on February 18. The consent was given in the name of Andrija Ćetković, and not in the name of the company “Cmiljača 1800 ski resort”, which is the investor in the project.

According to UTU, it is planned to build a hotel with a gross construction area of ​​12,925 square meters and a bungalow with an area of ​​500 square meters.

The facilities are planned in urban parcel UP4, consisting of parts of cadastral parcels 3883, 3884/1 and 4151/1 in the cadastral municipality Majstorovina, under the Detailed Site Elaboration “Cmiljača” – Special Purpose Spatial Plan (PPPN ) Bjelasica and Komovi.

Parcels 3883 and 3884/1 have an area of ​​14,817 and 6,604 square meters, respectively, and are registered in the name of natural persons. On parcel 4151/1, with an area of ​​20 million square meters, according to the real estate list, there is a second-class forest, and the right holder is the state.

At the beginning of April, two months after the municipality of Bijelo Polje gave Ćetković’s consent to the UTU, and then on May 28, the company “Cmiljača 1800 ski resort” was registered as the owner of several plots in Bjelasica, in the place where hotels and bungalows are planned.

A total of 10,229 square meters of land has been registered at Andrija Ćetković’s company. According to the Real Estate Administration, there are no liens or restrictions on the plots.

The company “Cmiljača 1800 ski-resort” did not reply to “Vijesti” since when and how they bought more than 10 thousand square meters of land.

The Municipality gave its consent to the Environmental Impact Assessment Study for the planned investment on September 2.

According to the data collected in the PPPN Bjelasica and Komovi in ​​the section “Key assumptions / standard development parameters of the proposed accommodation facilities”, it is stated that the average price per square meter in the hotel is 1,400 euros, while one meter square of bungalow costs 1,450 euros. The area of ​​the hotel that Ćetković plans to build is 12,925 gross square meters, that is, 9,700 net (75 percent of gross area).

According to these data, the “Cmiljača 1800 ski resort” with a capital of one euro, could only earn 13.5 million euros from the sale of apartments in the hotel.

In addition, the company could earn around half a million euros from the sale of bungalows.

The bill does not include possible income from restaurants, cafes and the lease of part of the space in the future hotel.

According to PPPN Bjelasica and Komovi, the base settlement Cmiljača offers accommodation for tourists near the ski lifts and trails of the Žarski ski area and is intended to serve “as additional accommodation during the winter months and the basic capacity of the summer tourist destination” . It consists of an area of ​​four hotels and 22 bungalows, with a total of 1,995 beds.

In October last year, two months before Cetkovic founded the company, Prime Minister Dusko Markovic visited the construction site of the Cmiljaca ski resort.

He then said that it would be the future Bjelasica ski resort and resort complex starting in the 2020/2021 season. taken as a whole, it will be a “new boost to the economy” and will bring in new jobs.

He also said that one of the most demanding sections of the project is the construction of a road that should connect Cmiljac with the main road in Ravna Rijeka, and that the state, together with the construction of the cable car and the access road, is working on the electrical infrastructure to power the future tourist complex.

The executive director of the Montenegrin ski resort, Miloš Popović, in a statement announcing the start of preparations for the winter season, recalled yesterday that the Government is executing the complete project of construction of a ski resort and that, according to As planned, for 14022 around 140 million will be invested. euros.

Popovic also announced that more than 100 million euros of contracts have been concluded so far, and that so far some 17.5 million have been concluded for the Cmiljaca Ski Center.

Andrija Ćetković, owner of a company that is building a hotel and bungalows in Cmiljača, recently submitted an application to the capital on behalf of the NGO “Montenegrin Political Thought” to set the stage for the “Patriotic Gathering”, which was held on 6 September at the Independence Square of Podgorica.

The event was organized after the parliamentary elections, which were won by the opposition on August 30.

The Democratic Party of Socialists (DPS), which has dominated the Montenegrin government for the past 30 years, said they were not the organizers of the demonstration.

“The organizers are certain patriotic organizations that are in no way related to our party,” Milos Nikolic, a DPS spokesman, said at the time.

Ćetković is a former member of the DPS Youth Council and one of the administrators of the party’s official Viber group, Milo Đukanović.
