In the session of the Assembly of the City of Belgrade, which took place last Monday in the “Sava Center”, the decision was made to determine the average prices per square meter of the appropriate properties to determine the property tax for 2021 .

On these numbers and parameters, the amount of property tax that the Belgraders will pay over the next year depends primarily, and could be higher than more than six percent relative to 2020.

It is not yet known whether the amount of taxes will be increased, but it is already clear that some Belgrade residents will pay higher taxes as the value of their real estate has increased.

The estimated price per square meter on the basis of which the property tax is calculated, for example, for the additional commercial area in 2020, was 195,052 dinars for an apartment, while next year it will be 206,838 or six per hundred more.

The value of a square meter of apartment in the first area for 2020 was 190,091, and for the next it will be 199,942, which represents an increase of 5.18 percent. In the eighth zone, the estimated price per square meter jumped from 36,655 dinars to 38,993, representing an increase of 6.4 percent.

It is interesting that there have been much smaller changes in the valuation of homes by zoning, and that there are parts of the city where citizens who own such facilities will pay even lower property taxes.

The city of Belgrade is divided into up to 14 zones: additional commercial zone, additional residential zone, first zone, second zone, third zone, fourth zone, fifth zone, sixth zone, seventh zone, eighth zone, vegetation protection zone 1, vegetation protection zone 2, entry ways zone and specific purpose zone.
