That Pancevo has become a popular place where Belgrade residents move more frequently over the past year can be seen for the first time by the growth of property prices in this city. The price per square meter has increased by more than 50 percent, and experts point out that this does not refer only to new construction, since currently sellers of old buildings have drastically raised the prices of square meters.

First of all, due to its location approximately 19 kilometers from Belgrade, more precisely just 20 minutes by car, but also to the development of infrastructure, Pancevo has experienced a real “price per square meter explosion” in recent years.

This is confirmed by experts who point out that Belgrade buyers are attracted by the position of this place, with more than 120,000 inhabitants, then infrastructure was developed, 20 kindergartens, 10 primary schools and eight secondary schools.

All these factors, as well as the increase in demand for new construction, have caused the price per square meter in Pancevo to rise more than 50 percent. However, they note that another change is currently taking place in the Pancevo property market. Veteran sellers have also dramatically increased prices per square meter. Thus, with an average of 500 or 600 euros per square meter, now some sellers value their apartments in old buildings at 700 to 900 euros per square meter.

“Many agree that this jump is unreasonable and unrealistic, because it is not the same to buy a newly built apartment than a flat in a building from the sixties or eighties. The improvement of the infrastructure has always influenced the development of the places, as well as the growth of the prices of apartments and houses. That prices will go up due to investments in local and regional roads, Serbian President Aleksandar Vučić said recently.

“The living space plaza will grow in Pancevo. You will see in a year that it will be a more expensive place for 100 to 300 euros. The price of the property will jump for everyone because of everything that the state has done, ”he said.

Oddly enough, Pancevo can be reached more easily and quickly from the center of Belgrade than many other parts of the city.

From the city’s main bus station on the Thames, the Pancevo Bridge in Belgrade can be reached by bus in about 25 minutes, and in another 10 to 15 minutes to almost all central destinations in the capital.

Buses on the Pancevo – Belgrade line run every half hour, during the morning and afternoon rush hours and for 15 minutes.
