According to “Blic Biznis”, behind the whole transaction is a Russian investment fund called “O2”, which has had more than a dozen transactions in Serbia so far: it bought several facilities in Belgrade and sold real estate in other big cities.

Marera Properties was founded in 2009 in Belgrade, and its activity is the rental and management of own or rented properties. The owner of the company is 100% company Marera Real Estates of Cyprus.
Marera Propertyis is registered as a small company, and in the previous year it made a profit of 26.4 million dinars and had only one employee. In 2018, it posted a loss of 191.9 million dinars, while the annual report indicates that it has 12 employees.
Three years to rebuild
Marera Properties affirms that it is a commercial real estate investment company, whose portfolio is made up of more than 140,000 square meters of offices, commercial and industrial premises in prestigious locations throughout the country.
As they say, they are especially interested in office space in prominent Belgrade locations.
The buyer is obliged to carry out the construction and handicraft works of adaptation and reconstruction of the facility within a period of three years, the value of which must not be less than eight million euros.
The obligation of the buyer is not to change the purpose of the building because the Palace “Belgrade” has enjoyed the previous protected status since 2018 and in the registries of the properties under previous protection it is from 2009.
The acquisition refers to the office space in the “Beograđanka” tower and does not include the commercial facilities located next to the tower. The sold part includes more than 19,000 square meters of business premises in Belgrade Woman.
They recalled that since 1974, when it was built, “Palace Belgrade” has not undergone any significant reconstruction project, and stated that as a company it has committed to an additional investment worth eight million euros, and that they will carry out the works of installation within three years.
