Six projects that aspire to change the face of Athens and its waterfront, Corfu, Sparta, Tyrnavos and Evrotas were approved this week by the Central Council of Architecture (KESA). In a meeting, chaired by the Secretary General for Spatial Planning and Urban Environment, Mr. Efthimiou Bakogiannis, a series of projects related to the residential renovation of municipalities as well as tourism investments were approved.
In particular, the architectural study on the configuration of a 5 * tourist camp organized on the AD Voula coast was approved. According to the Mayor of Vari – Voula – Vouliagmeni Mr. Grigoris Konstantellos in “Vima”, the budget investment of 15 million euros refers to the area located next to the Metropolitan Pole of Elliniko – Agios Kosmas. The EOT organized camp was in this area, but the area was abandoned 25 years ago.
The case began in 2018, when the land was transferred by ETAD (Public Real Estate Company) to the Municipality for 35 years. “International competitions were held and Grivalia emerged as the contractor for the camp portion of the project, while Tanweer ensured the creation of a state-of-the-art summer cinema. Construction of the project is expected to be ready in ten months for next June 2021 it will be operational “, says the mayor, pointing out that in addition to improving public space, the Municipality will share the 500,000 annual rent with ETAD. According to Mr. Constantellos, public access to the area will be free except for the camp section.
The approved architectural study includes the complete remodel of EOT’s existing abandoned camping infrastructure and its transformation into a high-standard tourist unit that will include all necessary functions and uses within a single fenced and controlled area.
The remodeling of the entire area includes: restaurant, snack bar, playground, living room with library, shop, cinema, gym, rejuvenation center, sports fields and an extensive network of sidewalks and bike lanes with simultaneous bedroom. in front of Attica.
The project is expected to “button up” with the renovation of B ‘Beach Voula for which the TEMES company has emerged as a contractor. To begin with, the approval of the architectural study by KESA is awaited.
Nine-storey hotel in Syggrou
KESA also approved the architectural study for the “Height extension of a nine-story 5 * hotel” at 11 Syggrou avenue (between Leontiou and Evridamantos) in the municipality of Athens. The space, which once housed cinemas, restaurants, bowling alley, etc., will be rebuilt by demolishing the existing superstructure (ground to seventh floor), preserving the 5 basements and constructing a new building to turn it into a 5 * hotel. The proposed building will have a coverage of 1,300 m2, that is, 545 m2. less than the existing open space, larger with increased vegetation and a height of 28 m. (with a maximum height of 32 m.).
Corfu: new luxury hotel on the Club Med site
The Central Council of Architecture also approved the study for the construction of a new 5 * hotel unit, “IKOS ODISIA”, in an area of 245 acres, on the site of the historic Club Med located in the municipal district of Faiakon in the municipality of Corfu.
The tourist complex will have two-story bungalows and seven luxury villas with a private heated pool and an outdoor area for exclusive use. The buildings will be placed in the space in steps at different levels following the natural relief of the area. There will also be an open-air theater with a covered stage, themed restaurants, sports courts, swimming pools, as well as a bicycle academy with a special learning track. Only the club’s electric cars will work on the construction of internal roads that will be built to serve customers.
Reconstruction of the center of Sparta
The renovation of the Sparta Center and the public areas of the city’s open commercial center are expected to ensure a friendly city with its citizens. The approved architecture studio aims to create promenade and leisure areas, but also to develop commerce and entrepreneurship. The study, among other things, foresees interventions on 4 roads. The objective is to redesign the urban core of the city so that:
to ensure a fresh landscape with intense vegetation of two “boulevards” that intersect, that is, avenues K. Paleologos and Lykourgos, for the walk and recreation of the citizens,
create convenience in store fronts, for the development of commerce and entrepreneurship,
ensure the creation of sidewalks in connection with the existing network of sidewalks and squares, as well as bicycle lanes for the movement of citizens with private and public rental bicycles.
A fountain with lighting effects is also provided. The urban equipment includes benches with wi-fi supply, trash cans, trash cans for sinks, bike racks, existing renovated kiosks in locations close to their current locations. Important interventions for lighting are also planned. In addition, the overhead electrical cables, poles and towers of PPC will be removed and the entire system will be underground.
Interventions in Tyrnavos and Evrota
Two other architectural studies “approved” by KESA concern the renovations of the Central Square of Tyrnavos and the Skala Square of the Municipality of Evrotas.
In particular, the various sections of the central square of Tyrnavos will be integrated on one level and made with floor covering materials and other structural elements based on their thermophysical properties, using elements of vegetation and water. Bicycle racks and charging stations for electric vehicles will also be installed.
In the Municipality of Evrotas, the creation of a common space is planned, mainly for young people as it will bring buildings and instruments for physical exercise but also for entertainment. It will be formed on a 1,240 m2 plot, today undeveloped and with little vegetation.
