Runar Vatne resigns to sell apartment building for 150 million

– This is a large property with many apartments and great rental income potential. Then the price will be high. We experience that many can buy apartment buildings for 50-60 million, but when you reach those levels, there is a more limited market, realtor Anders Langtind in Privatmegleren told DN in June.

He had undertaken the task of selling Gate 13 to Marcus Thranes at Torshov in Oslo. The apartment building consists of more than 60 apartments, most of which are just under 30 square meters.

It goes for 120,000 per square meter

Langtind now states that they have not been successful in the sale.

– I had several offers, but no offers that the seller was willing to accept. The apartments tend to be sold individually on the patio. The seller has agreed with the housing association, and it probably will, he tells DN.

He claims that the seller, who is therefore Runar Vatne investor, is working on the rehabilitation of the apartment building’s façade, as well as the common areas. It also recognizes that selling the apartments individually will generate higher profits.

– That was probably the plan when the apartment building was bought, to sell the apartments separately. There is a very good demand for smaller apartments. In the neighboring apartment building, which is identical, the apartments have cost 120,000 per square meter.

Built a billion fortunes

Runar Vatne (45) is a well-known figure in the Norwegian investment world. Together with Carl Erik Krefting (66), they built Søylen Eiendom, which helped them both become billionaires.

Vatne bought his first apartment when he was 17 years old and made his first million before the age of 20. During his studies at BI, he sold elevator tickets in Tryvann and ran a nightclub, while buying, renovating and selling apartments. He worked for a few years as a stockbroker at Pareto, and in the early 2000s, Finansavisen named him one of the “top brokers of tomorrow.”

Now, however, a dispute has arisen between the two trading partners Vatne and Krefting, and Vatne has sued Krefting.

You have submitted an offer for the job.

Langtind won’t say how great offers they have received for the apartment building, but reiterates that the offers were not of an order of magnitude that Vatne was willing to accept.

– Will the Privatmegleren be in charge of organizing these apartments when they are put up for sale?

– We have made an offer for that job, but nothing has come in yet, so we don’t know.
