Mona Høiness, Real estate | Mona Høiness sells Frogner’s “Downton Abbey”

In 2014, Høiness inherited the villa at Eckersberg Gate 47 in Frogner, a quiet residential area between Frognerveien and Gyldenløves Gate.

We will return to probate litigation, but now the villa of a total of 750 square meters is for sale, together with the house of a caretaker. The parcel is 1.3 acres and could lead to a new price record in Frogner, at least for properties above Frognerveien.

125 million

The estimated price is set at NOK 125 million. If Høiness receives this award, it will probably be the most expensive property sold in at least this part of Frogner. With document fees and other costs, we are talking about a little over NOK 128 million for a new owner.

– Who do you see as potential buyers?
– These are individuals with good advice. The target group is wealthy, urban people who want to live in the middle of Frogner. Embassies may also be relevant, Johnsen responds.

The main house was completed in 1918, but Johnsen says the property has seen its fair share of improvements.

Has everything

– In such a large property, there will always be maintenance work. The new owners will probably change a bit, but the property contains all the things a mansion has, like the dining room and a fantastic staircase entry.

– This is not just a house, but a property with a double garage, a large plot and a large yard with two driveways, Johnsen responds.

He thinks that many people dream of a house in Frogner in this residential area, it is mostly residential in the neighborhood. The property is also protected from annoying traffic.

– But all these villas are on the old Yellow List of the city. It’s not allowed to demolish anything, but it’s okay to build more yard gardens, Johnsen says. Mona Høiness has no comment on the sale to Nettavisen.

Lawsuits

The property thus has a controversial prehistory. Høiness was in the will of Per Urdahl (died 2002, age 91) and Synnøve Alver Urdahl (died 2011, age 91) designated as heir to the couple’s fortune of just over one hundred million crowns.

But the couple’s relatives disagreed with the will and sued. However, Høiness won in the Borgarting Court of Appeal on all counts, and in May 2014 it became clear that the verdict is final. The heirs did not appeal the judgment of the Court of Appeal to the Supreme Court.

The Eckersberg gate house was then estimated to be worth between 70 and 100 million crowns. Therefore, the value can be tens of millions higher.

Turn

Finansavisen wrote in November 2018 that Høiness wanted up to NOK 150 million for the property. The attorney has rejected this price suggestion.

– This is an invention. Where a story that Finansavisen has produced in order to have me on the front page. I find it problematic and a form of privacy violation, Høiness told Nettavisen just two years ago.

Kapital magazine had several articles critical of the inheritance dispute and how the lawyer profiled gained control of the inheritance.

Eldreraner

Kapital referred to Høiness as “elderly thieves”. But Høiness repeatedly complained to Hegnar Media to the professional press committee (PFU) and has also been confirmed in his criticism.
