“You are an investor of time, knowledge and accumulated experience. The set allows you to make the right decisions. I try to realize it and make the most of each apartment. I work more with older construction apartments. The apartments are sufficiently concentrated, small in size and clearly distributed, and are recurring throughout Vilnius. I’m still trying to figure out something, to distribute every inch correctly, to create integrity, everything in the apartment must fit together and be in proper proportions. In addition, I implement new ideas with each apartment, ”says the reseller about what it takes to get a better end product.

Those apartments were not counted and were bought at the risk of unappealing objects, such as strange design. The downside came from a lack of experience and an inability to see the end result. I was a tester with these objects, but the experience was born from that ”, he assures.

“If you try, you are trying to save from the first steps because you do not know the return on your investment or how much you will be able to earn. The wrong decisions lead to savings. I work sincerely with each apartment as with my house, I identify with them and build as if it were my own.

It is really possible to manufacture an object yourself per year, but when there is more traffic, you often win not because you buy cheaply and sell it high, but because you know how to manufacture and save, ”says J. Šimelis.

Anticipating events due to possible discontent of the neighbors for repair work, the interlocutor takes the initiative and orders the common areas.

“Sales are affected by the general order and cleanliness. I do it more for myself, to raise the general image of the object, but I also try it for the neighbors, because the end result usually satisfies everyone. The repaired staircase is good for both the buyer and the residents, ”he says.
