The market is expected to continue to grow in 2021, so for those interested in buying new homes, it is important to assess which districts in Vilnius could be considered the most promising. Real estate expert Tomas Rusakas shares his TOP 3 press release.

Residents and developers rediscovered the Paupis district

“Of course, Paupys is not a” new “area, but in recent years it has really been strengthened and beautified, and this area has recently seen a large increase in sales. Surprisingly, the changed southern part of the Vilnelė river has contributed greatly to the increase in prices: it is one of the most successful districts in the sale of old building objects. The convenient location of the district also contributes to the recovery of this district: the river is very close to the central part of the city, for which is of particular interest to younger home buyers.

The river will continue to develop and nurture itself, therefore the year 2021, I think, will be good not only for developers, but also for secondary market sellers and of course buyers, ”says T. Rusakas.

Living near the old town, at an affordable price

Another district that shows potential, according to T. Rusakas, is Markučiai.

“This district is changing rapidly, becoming more beautiful, and its extremely convenient location, its proximity to the old town and the Pavilnis regional park also makes Markučius more and more attractive to buyers and developers. Buyers especially appreciate the opportunity to be close to nature, walk around Vilnelė, which surrounds the entire district, and easily reach the city center, ”says the real estate expert.

According to T. Rusakas, prices in Markučiai have not risen much and the district’s development plans are very good, so it will only become popular in the next few years.

Innovators change their faces

For some, Naujininkai is associated with a not very safe area, but according to the real estate expert, this area has been growing and changing in recent years and is increasingly gaining the name of “central area”.

“In my opinion, in the next 3-5 years, Naujininkai will become a particularly sought-after area of ​​the capital: not only is it in a very good location, but it will also be rewarded with good infrastructure and new emerging projects. Old stereotypes are disappearing and I think a really beautiful future awaits the newcomers, ”shared T. Rusakas.
