Nine months of discussions and three procedures for publicizing project proposals, constantly updating the list of recommendations: the Vilnius city municipality managed to persuade the builders of the Lidl shopping center to significantly adjust the project to preserve dozens of trees on the road Nemenčinė and integrate the commercial by building in the environment.
In response to calls from the municipality and the public for maximum protection of the parcel and adjacent vegetation, Lidl has found a traffic management solution to reject one of the two planned entrances to the store, reduce the density of the building and redesign parking to preserve mature trees and leaving islands of trees in it.
The number of parking spaces provided for in the design solutions decreased from 97 (3,250 m2) in the first project to 57 parking spaces in the approved project (2,170 m2).
All these corrections will allow 88 protected trees to be further greened (trees over 12 cm in diameter are considered protected on public land, trees over 20 cm in diameter on private land), of which only ten will be removed.
The municipality took a position of principle when evaluating the project solutions on state land. In the first project, when forming the entrance to the store site, it was planned to remove about 20 mature trees growing on the slope between the Nemenčinė highway and the shopping center.
However, after further adjustments to the third proposal, only 4 trees to be protected have been abandoned outside the Lidl site.
The builders are obliged to compensate for this loss with new vegetation along the Nemenčinė highway. The store builders also agreed with the municipality’s recommendation to reduce the area of non-technogenic hedges required for natural tree growth around groups of valuable trees and individual preserved trees, as well as reduce the construction density of the plot. .
44 percent. in the first project, it fell to 29 percent. The shopping center building itself has become more compact: it will occupy 2410 m2. m, and 2100 square meters. m, the intensity of the building decreased from 0.41 to 0.30.
The architects also changed the decoration of the building: very high-quality materials were prepared and the volume of the building was immersed in the relief of the plot, so the building was reduced to the maximum.
The latter firm was evaluated by the Municipal Infrastructure Group during the evaluation of the project proposals for the new Lidl store.
After the last, third public hearing in 2019. In December, the traffic reorganization solutions related to ensuring safe traffic on the Nemenčin autopista highway were adjusted by forming the entrance to the plot.
