Clear fields, a romantic view of the lagoon, and a huge construction site with new mushrooms sprouting after the rain. The Svencelė Islands project is gaining momentum, with the first inhabitants embracing Christmas on the shores of the Lagoon last year
City on the water
The key element of this project, like all Svencele, is water. It not only gives the area harmony and the opportunity to practice water sports, but it will also be used in a functional way. If it is now a symbol of water sports enthusiasts, it is planned to adapt the area in the course of the project so that the navigation infrastructure can be fully developed.

“The canal system will be a completely new element in the area. The canals will give dynamism and multifunctionality to the residential areas, serving as a transport link between the different areas of the settlement. It will be possible to travel not only to the neighbor, but also to navigate all the inland waterways of Lithuania. Everyone who buys a house will also receive a private dock where they can have a boat or a boat, ”says Karolis Valenta, a real estate agent for the real estate agency Capital Turtas.
Four bridges will be installed in the area that will connect the islands formed by the channels. All bridges will be different, look like doorways to different residential areas and give them individuality, media said.
Wild Pearl of the Curonian Lagoon
The idea of turning the Svencel room into a recreational space was born in the minds of the Lithuanian and Dutch architects and promoters of the UAB Svencelės room, more than a decade ago. The developers of the UAB Svencelės sala project saw the potential of the area, which was completely untapped, until 2005. Here was a complex of duck farms built in the Soviet era.

“The Dutch landscape and terrain are very similar to our coast, but the water infrastructure, which is so close to Lithuania, is much better developed. We decided that it is necessary to change the purpose of the area of economic activity and create an accessible environment for people, let the water be closer to home and accessible by waterways; this is how the idea of canals was born ”, says Dainius Šatkus, Director of the UAB Svencelės sala.
DO ARCHITECTS architect Algimantas Neniškis states that when planning the territory, the most important architectural tasks were to respond to the atmosphere of the cozy coastal settlements and community infrastructure: “Each resident can choose the most attractive living or recreational space – Finishing of durable and regional materials: bricks, wood and perhaps reeds; recognizable shapes or an exclusive – round house. The water channels serve as a water transport link, a natural barrier between the plots that creates privacy and an emotionally engaging element of garden entertainment. “
The project, launched in 2018, is scheduled for completion in the next five years. It is planned to build about 100 residential plots and another 12 ha of recreational and commercial space on the 8 ha territory. 7 million will be invested in the development of the project over three years.

“We started with residential houses, next year it is planned to develop two more islands. The port will become the center of the city, connecting the canal system with the lagoon. It will be an inland port where guests can call. This is the heart of the city, which is scheduled to be completed in 2023, and a commercial area will surround it, ”says D. Šatkus.
Fewer people than in Palanga – more activities than in Neringa
Svencelė is recognized as the best place for sailing in calm waters in Lithuania. There is enough water here for windsurfers and kitesurfers. The prevailing westerly winds and smooth water make it a true mecca for power kites. Svencelė, surrounded by gentle forms of landscapes and nature reserves, is one of the few new recreational areas in the Klaipėda region.
“Around 4 km of pedestrians and 2.5 km of bike paths have been designed in the territory. They will be built near the slow-moving streets, so there will be activities here for those who are less interested in water entertainment or want to relax, do something else. There will also be tennis courts, a basketball court, volleyball and many other recreation areas and parks, ”says Karolis Valenta.
The runners are convinced that the spectacular views of the coast will inspire many souls thirsty for peace and harmony: “The place is truly magical. The roofs of the buildings offer a unique panorama of the lagoon and the dead dunes, and the landscape is eventually filled with the surrounding forests and fields, so it is simply impossible not to admire them, ”says Aidis Jaškevičius, a runner from Capital Turtas.

The project architect A. Neniškis says that special attention was paid to the creation of community and private public spaces and their synthesis.
“When designing residential islands, privacy is created through space planning, not fences. Different tools create unique architectural expressions: some houses have private terraces with distant views of the Curonian Spit, others are laid out on the plots like a checkerboard, thus creating privacy on the terraces. The third is designed with the orientation of one-way windows, and the shape of the fourth U-shaped building encloses its own inner courtyard. At first glance, these solutions make compact plots unlimited, here the plot borders not with barriers, but with high-quality public and community spaces that open up opportunities ”, says the architect.
