“Since the beginning of the first quarantine, we have seen a growing interest in housing by the sea. If before the pandemic it was normal to sell 13-17 new houses per month in this region, then in 2020. At the end of the year, sales exceeded 100 homes per month. The supply of homes by the sea, especially in new construction projects, is small, so buyers looking for vacation homes are more active in looking around, not only in Neringa or the city of Palanga.
From our experience, we see that people who love the sea are happy to choose a home in Šventoji, which is often considered a good investment. The most discerning buyers can see how quickly the image of Šventoji is changing in a positive direction, what investments are coming to the area and they know very well that property prices will only increase here in the future, ”says Julius Dovidonis, CEO of Realco .
As investment comes in, the picture changes
The settlers of Šventoji are attracted by the complex’s renovated infrastructure and the tranquility of the village. According to Rasa Kmitienė, director of the Palanga Tourist Information Center, Šventoji is becoming an integral part of Palanga, which is loved not only by Lithuanians, but also by foreign tourists.
“The saint is usually chosen by those who want to avoid the hustle and bustle of the European seaside resort, because it is calmer, calmer. Many people have a second home here, others are constantly moving to live, we are feeling the increase in population, ”says R. Kmitienė.
Last year, the rebuilt central square in Šventoji was inaugurated, the Šventoji port territory is currently being managed and the Šventoji lighthouse is planned to open to tourism. The complex has well-maintained streets and hiking trails for the disabled and parents with young children. A prestigious hotel and spa project is also currently being developed in Šventoji.
“All the ongoing renovations are good: residents have the conditions to relax and have a good time. Restaurants and cafes are being established here, and services provided by the private sector are increasing.
Šventoji is the place where various activities can take place “, – R. Kmitienė names prospects for the future. Palanga airport should also give Šventoji additional life; increased passenger flow is expected at the renovated airport, part of which will undoubtedly will go to Šventoji.
Buyers are looking for comfort
According to the head of the company J. Dovidonis, the “Šventosios vartai” project developed by the company on the seashore revealed a portrait of the inhabitants of this seaside resort.
“We noticed that more mature buyers choose a house in Šventoji, who often buy houses without loans. They want comfort, so they do not shy away from choosing larger apartments. Also, if, for example, in Vilnius, buyers are still more inclined to choose apartments with partial finishes, those looking for a house by the sea, consider the fully equipped house a great advantage and look at it first ”, says J. Dovidonis.
In about a year and a half, about 80 percent of the projects were purchased in the “Šventosios vartai” project. accommodation. The director of the company developing the project is open: such a fast sales rate exceeded his expectations. The last, fewer than 20 apartments, are expected to find new residents in early summer. “With the removal of restrictions between municipalities and the possibility of re-inspecting homes, we are seeing growing interest,” says Realco’s executive director.
Predict price growth
Due to the increasing demand for new homes on the coast, prices are also rising; Compared to the first quarter of last year, they grew almost 67 percent. – from 1800 euros per square meter. meter at 3000 euros per square kilometer. meters. J. Dovidonis warns that the prices of prestigious houses on the seafront exceed the prices of houses of the same segment in Vilnius and can reach up to 5000 euros per m2. meters.
“Since the warehouse for new homes on the coast is very small and the demand is growing, prices will definitely go up. Also, in coastal regions such as Šventoji, large investments have been made for some time, so property prices will rise as the complex becomes more attractive. In Šventoji, house prices have not yet reached a peak, on the contrary, they are still in the lowlands, ”says the CEO of Realco.
According to the company, 411 newly built apartments were sold in the coastal region last year, and only in the first 2021. quarter – 81 pcs. According to real estate specialists, buyers from Curonian, Palanga and Šventoji can choose homes in 16 new construction projects.
