According to the Department of Statistics, the prices of construction supplies have increased 0.9 percent in recent years. The main contributor to this change was the increase in salaries requested by teachers: compared to the data for July this year, spending on salaries and wages for work performed increased by just over 5%.
Although it may seem wiser to repair your home yourself and save money, the president of the Lithuanian Builders Association, Dalius Gedvilas, says that choice is definitely not for everyone.
“We recommend choosing homes with complete finishes, because in this way you will not only save time and energy, you will avoid stress, but you will also give a guarantee for the installation work itself.
Some people hope they can save more by organizing repairs, hiring craftsmen and choosing materials, but it often turns out that we overestimate our knowledge and skills in the field of construction, ”explains D. Gedvilas.
Although many interior renovations choose to do it in winter, expecting to spend at least a little less, D. Gedvilas says that the price difference compared to work done in summer is quite insignificant: “During winter we can observe a decrease in the number of permits of construction issued. This also leads to a slight decrease in the prices of construction services. But in many cases it is less than 10 percent. “
You may have to spend large sums
According to the LSA president, it is difficult to say more accurate average prices for general interior trim repair, because these largely depend on the quality of the materials used and the human choice, hire a foreman or do the work yourself. .
However, the average prices of the construction market can be consulted on the service offer announcement portals and on special portals that monitor market prices.
One of the following pages, information on permits for construction permits and state supervision of construction “Infostatyba”, publishes the latest indicative prices of the works collected through a survey.
Among the most expensive interior finishing jobs, the most expensive are tile gluing (10-11 euros per m2), mosaic gluing (20 euros per m2) and edge painting (10 euros per m2).
Average prices for many other works range from a few to almost € 8 per square meter. The cheapest are wall primer, joint plastering, fiberglass wallpaper gluing and varnishing of wooden surfaces, the price of which is only 1 euro per square meter. subway.
At mid-market prices, major initial interior trim repairs may require a total of € 300 to € 400 per square meter to tidy up the walls, ceiling and floor of your living room. subway.
According to data published by Swedbank, for 50 m2 M. meter. On average, a person can spend 2-3 thousand cosmetic repairs on an apartment in a new building. euros. In the same apartment with a minimum overhaul and replacement of only parquet or tiles, the amount of work can fit up to 5 thousand. euros.
If the overhaul is carried out in an old house and you want to change the entire floor or socket, switches and lights, this amount can even increase several times.
According to information provided by Swedbank, when replacing floors, walls, kitchens and bathrooms, the amount of refurbishment can increase on average to 15 or even 25 thousand. euros.
Trying to save can also cause burns
How much can you save by buying some repair supplies or replaceable windows and doors yourself. Compared to the prices provided by construction companies, the amounts spent can reach 10-20 percent. less.
D. Gedvilas tells tv3.lt that people often try to save in other ways and are thus left not only with work poorly done, but also significantly empty pockets.
“Today we hear cases in which, in an attempt to save money, during construction or repair work, part of the population still chooses artisans who work illegally, among whom there are many scammers.
This means that people are deceived: both without the work done and without the money. In addition, the hiring of illegally employed persons can be subject to large fines, ”says the president of LSA.
For this reason, according to D. Gedvilas, the LSA proposes to grant a preferential value added tax of 5% for the construction works most requested by individuals.
“This is where the greatest ‘shadow’ thrives, so there is a need to strive for transparency and fair competition. Following this path, we would encourage private clients to use the services of legally employed contractors and guarantors, rather than those who they offer slightly cheaper services, but those who work illegally and do not pay taxes ”, explains D. Gedvilas.
