However, the home manager will conduct additional tests to determine the exact cause of the defects that have occurred. We will do everything possible to help the residents in this situation and, if necessary, we will provide technical and legal assistance to demand that the builder remove the defects that have arisen, ”said P. Ugianskis.

The Builders Association offers solutions

Commenting on this situation, Dalius Gedvilas, president of the Lithuanian Builders Association (LSA), said that the entire construction chain should be analyzed.

“The analysis should start with the design and find out if any inaccuracies were observed at the design stage. Next, check the construction documentation for records of the work performed by the supervisor. Building operating documents should also be reviewed.

After analyzing the collected information, the building should be inspected and a more in-depth analysis should be carried out. Inspect and evaluate the supporting structures of an apartment building. Only then will the experts be able to say if the building represents a threat or not ”, explained the LSA president.

According to him, if the building’s load-bearing structures are designed correctly, such a building can be maintained for many years.

The real estate market is growing and changing

Mindaugas Statulevičius, president of the Lithuanian Real Estate Development Association (LNTPA), stated that when an apartment building on Gabijos str. was built almost 15 years ago, the real estate market (RE) in Lithuania is still in its infancy.

“The building must be properly maintained, routine repairs must be done on time, and the joints must be sealed. We live in a climate that faces both humidity and drought. So naturally, the physical impact on buildings increases. New construction technologies are catching up with natural challenges, not all market participants build with the best and most expensive materials.

There are definitely cheaper and simpler building and material developers out there, so they are trying to compete in the market. And buyers are often tempted by a lower price, which carries some risk, ”explained M. Statulevičius.

According to him, it does not matter whether people live in a new or old apartment building, but they must take care of it.
