In the recently formed and prestigious Paupe in the center of Vilnius, the real estate developer Lithome will build a New Moon apartment complex. The project is adapted to the architecture of the surrounding old town and Užupis, it will consist of two buildings with a total of 26 apartments. Lithome will invest 2.3 million in this facility. “All the developers in the capital rightly call the newly formed Paupis a phenomenon: a Vilnius district with a special atmosphere. For many decades, there have been no new construction areas in the center of the capital, which would provide high-quality housing that blends harmoniously with the city’s architecture, ”says Rasa Radovičienė, Director of Lithome. “We have planned the object in such a way that those who want to live in the center of Vilnius, as well as those who invest in real estate, can choose between apartments of different area and type.”

According to the director of Lithome, Paupis was immediately interested not only in those who were looking for opportunities to settle in the center of Vilnius for the first time, but also in the residents of Užupis and the old town. According to her, people are attracted to newly built houses in a unique location in Vilnius, from where Užupis, the old town and Belmontas and the most important objects in the center of the capital can be reached on foot.

Two and three-story apartments

The new object will be built in Aukštaičių st. 25 addresses. The first building will consist of four apartments spread over two or three floors. Each will have a separate entrance from the outside, as well as terraces ranging in size from 16 m2 to 56 m2. The other building of the project will be dominated by apartments with an area of ​​30-72 m2.

“We noticed two types of potential buyers – some looking for comfortable low-rise homes in the center of Vilnius, others – opportunities to invest in real estate and rent it out. However, they could all be described in a concise way: they are Vilnius residents who understand the advantages of living in the center and in a new house, ”says R. Radovičienė.

According to the director of Lithome, the design of the facility focused on comfort. For example, first-floor residents will have access to private outdoor terraces, and some apartments on the upper floors will have rooftop terraces. The loft-style apartments with mezzanines are designed on the third floor, and the skylights will help bring more light into the premises.

All apartments will be equipped with underfloor heating, the buildings will meet the requirements of energy class A. An underground parking garage will be installed under the residential house and the territory of the complex will be fenced off. This will provide additional security and privacy for New Moon residents. There will be a bike path nearby, and the new Vilnel embankment will newly offer a ride. Užupis, located on the other side of the river, is only a 5 minute walk, it will take a similar time to get to the nearby cinema, the organic market, cozy little shops scattered around and with direct entrance from the street.

The pandemic prompted the search for more comfort: larger workspaces in apartments.

The head of Lithome points out that the pandemic has raised the demands of the population for the quality of housing. “The need for a place at home where it is convenient to work has led residents to reconsider their approach to the functionality of the home; now they are even more interested in geographic location and internal design, opportunities to install places separate workplaces. Apartments located on several floors perfectly meet these needs, “says R. Radovičienė.

The MB SPRIK team, who designed the New Moon facility, draws attention to the other attraction of Paupis. “Unlike other newly built districts, the architecture of Paupis is formed by carefully adjusting the shapes and height of the new buildings to the already formed architecture of the old town and Užupis. That is why this object stands out with sloping ceilings, laconic design, sober colors. For the decoration, pure materials such as white plaster, metal, concrete, wood finish have been chosen, and all the shine and luster is left for a small volume near Aukštaičių street, whose facades are clad in metal, explains architect Mantas Olišauskas . – When designing this object, we also thought of a friendly home community, where it would be safe and comfortable to live. And the proximity of the capital’s private terraces and historic and recreational areas will provide residents with diversity to spend their free time.

Construction of the facility, which began in the first quarter, is scheduled to be completed by the middle of next year.
