A large parcel of state land, almost 27 hectares, in the Tauralaukis district of Klaipėda, along the Danė river, was leased to Uno. A block of many residential houses with ponds dug into the parcel is planned, the environment is orderly. The company sells real estate on this plot.

It is suspected that the company was able to carry out real estate transactions at prices below the market. A minority shareholder in Uno claims to have recorded cases in which buyers transferred hundreds or tens of thousands of euros to the company’s bank account for the purchase of unfinished houses and the right to lease state land, but official documents indicate that the property was sold at a much lower price. The investigation of the activities of this company is carried out by the FNTT.

“The preliminary investigation is carried out in accordance with three articles of the Penal Code: Art. 2 d. (Appropriation of property), art. 1 d. (Presentation of incorrect data on income, earnings or assets) and Art. 1 d. (Fraudulent accounting). During the investigation, accusations of fraudulent accounting were made against a natural person, ”says Modesta Zdanauskaitė, representative of the FNTT.

Ramūnas Petraitis, the director of Uno, accuses the minority shareholder of everything and claims that the suspicions of the security forces are based on defamation.

Ramūnas Petraitis, the director of Uno 15 minutes stated that the FNTT investigation is part of a dispute between shareholders, a small shareholder of the company has initiated a series of investigations and legal disputes, is submitting unfounded complaints to public authorities, and some of these complaints have already been rejected.

“The plots are not sold by the company, here there is a state lease. <...> Here’s a single shareholder order for that service. He has written a statement like Vidmantas Urnikas and so on. Blackmailed by him, wanting to get money in the amount of 1.3 million for the shares, we refuse to pay because it is double. Here is a means of blackmail. The investigation will also end, “said R. Petraitis.

Minor Shareholder: Foundations Officially Sold, Actually – State Parcels

Uno’s minority shareholder is Rasa, who owns 25 percent of the shares. The latter company has gone to court and suspects that the parcels are being sold at a non-market price, misappropriating the company’s assets and not paying taxes to the State.

Sandra Urnikienė, director of Rasa 15 minutes affirmed that the neighborhood is on state lands, so formally the parcels cannot be sold; state land can only be rented. According to the shareholder of the company, as a result, the company “Uno” officially sells not the plots, but the foundations of residential houses, and together with the foundations, the right to lease state land is transferred to new buyers.

“They came up with this scheme because they can’t sell state land. To eventually circumvent the requirements, the price of the land is negotiated with the people, and finally it is formalized that they sell the foundations and then also give up the right to lease the land for free, ”said S.Urnikienė.

However, according to her, the company does not build a foundation, and the buyers actually buy the land and build the houses themselves: “They say you are building the foundation and then handing it over to the buyer. There is no evidence that One has laid the groundwork, One does not have the necessary staff and has not purchased such work. As far as I know, they didn’t really build for anyone, all people build themselves, ”said the businesswoman.
