The extremely luxurious villa built during the Soviet era is one of the most famous buildings in Palanga.

Presidents Algirdas Brazauskas and Valdas Adamkus especially liked it and Rolandas Paksas visited it.

The 28-room holiday villa is distinguished not only by the interior, the heated seawater pool, but also by the fact that it is only a few steps from the sea.

Decided not to rent anymore

Auska is leased to the state by a private company Ambra Investicijos. The agreement on the lease of state buildings and land will expire in April 2021.

“It is not planned to expand it”, 15 minutes informed Tomas Bagdonas, spokesman for Turto bankas.

According to him, the documents are currently being processed and the complex is being prepared for sale as unnecessary for the performance of state functions.

How much can such a purchase unleash? After all, “Auska” not only has an exceptional style, it is the closest villa to the sea in Lithuania.

T.Bagdon noted that an independent appraisal of the property has not yet been conducted, so he does not want to speculate on the price. The funds received for the village will be transferred to the state budget.

The complex also includes considerable land

According to data from Turto bankas, the complex consists of 4.5 thousand. square meters of the main building and other structures: tennis courts, guardhouse, several viewpoints.

The complex has almost 22 hectares of land.

We believe there should be no shortage of interested people.

“If the economic situation remains at least stable, and considering the recent increase in attention to real estate in the tourist areas of the country due to the pandemic and restrictions to go abroad, as well as the extremely attractive location of this complex We believe there should be no shortage of interested people, “Bagdon said. Precisely because the complex is located in the coastal area and occupies an important part of it, the conditions of sale will be coordinated with the municipality of Palanga to ensure the needs of the city ”.

T.Bagdonas said that Turto bankas has been managing Auska since May 2012, having taken over the Baltija holiday home with a ten-year lease in 2011.

Villa Director: We are still deciding this winter

Gintaras Pociūnas, director of the state company Ambra Investicijos, 15 minutes Inviting to see how the building looks now on the counter, he was amused by the question of whether he had already agreed to say goodbye to Auska.

“It just came to our notice then. If you come to the hotel and you know you have to move on Sunday, you do”, G. Pociūnas does not dramatize the situation.

The last few years have not been the most successful for Ambra Investicija: the financial company’s reports submitted to the Center of Records show that the company’s activities were not profitable.

G.Pociūnas pointed out that the provision of services in Villa Auska is not the only activity of this company.

“We have two more great activities, but this is the main one,” he said.

Didn’t the company think about shutting down the villa before the contract ended?

“Those thoughts are still there, in fact, they have not disappeared anywhere (…) In summer this activity is good and profitable, but the summer lasts very little. You can survive the winter by reducing losses, “said the interlocutor.

G. Pociūnas emphasized that not only Auska, but also some other coastal companies live in this rhythm.

And for this winter, in fact, we are still in the decision-making stage.

“We applied different models, some were more successful, others were not. And for this winter, in fact, we are still in the decision-making stage. But that this summer is the last in the old “Auska” format is unequivocal. We tell all of our customers that if they still want to see the historic “Auska”, they must hurry to do so. And for the fall and the next period, it is necessary to calculate and weigh, “he said.

According to G.Pociūnas, the company may have made the decision to withdraw earlier, but stops talks about the second wave of coronavirus.

The situation would then resolve itself: “The first wave forced us to close for two months, like all of Palanga. It may all work out even without our decision – if there is a second wave and the entire hosting industry shuts down, you won’t have to think much about what to do. “

The director of Ambra Investicijos said he did not want to complain about the bad season, as Palanga’s businessmen do every year.

He laughed that “Auskai” on the contrary – the seasons are getting better every year: “I can not say that we write the stars of the sky, but the indicators are improving in the summer. It is a pity that summer is not very long in Lithuanian. We can’t complain about that, but we haven’t complained before summer, we really like summer and people are happy to be with us. “

When asked if Ambra Investicija was considering buying a building complex, it did not confirm, but did not deny it either. According to G. Pociūnas, “you can never know.”

15 minutes the businessman said the villa could cost around $ 6 million. euros

The company run by G.Pociūnas does not belong to the Lithuanians.

In the Registry Center database 15 minutes found that the shareholders of the company participated in the shareholders’ meeting held in Moscow last September: Stanislav Tikhonov, Dmitry Kuzmin, Elena Tikhonova, Natalia Kulikova and representatives of the limited liability company Orayo ventures limited. This Cyprus-registered company owns more than half of the shares.

The villa, built during the Soviet era, was designed by the architect Juozapas Šipalis.

The constructions are said to have been closely monitored by the KGB, which is why they went on for several years. This was because it was built for the Soviet leader Leonid Brezhnev, but he did not visit it.

According to the website of the Palanga Tourist Information Center, natural materials of the highest quality were used for the decoration of the building: marble, granite, wood.

According to TIC, the huge unique furniture in this complex and the bas-reliefs in the fireplace decoration were created by the best sculptors of the time.

T.Bagdon: The state refuses rest facilities

T.Bagdon, a representative for Turto bankas, says that the general situation with state-owned recreation facilities is such that they have recently been quickly abandoned.

According to him, in three years, from 2016 to 2019, state-owned objects for such purposes decreased from 328 to 264.

According to him, about two thirds of the existing recreation centers belong to institutions of higher education and state institutions related to sports.

The Property Bank is selling or preparing for sale some 40 state-owned buildings and recreational facilities located in the resort’s resorts.
