Private equity firms would more actively invest in Klaipeda, but there are often doubts about the return on investment, and the main reason for such doubts is the lack of human resources. This is true not only to attract workforce, but especially highly skilled and highly skilled professionals. For example, it is extremely difficult to attract so-called talents who have completed their studies abroad or in our country’s capital to smaller regions and cities.

“There is a clear trend these days for young professionals to be very demanding not only with the employer, the work environment and the culture, but also with the space in which they will live. For example, if a young person does not find an attractive home that meets their needs, there is a high probability that they will not want to live in such a city, – says Tomas Pocevičius, director of the real estate investment and management company Elpekas. For this reason, the availability of modern housing is currently one of the most important criteria for the regions to be able to compete for young professionals ”.

Redeem before construction begins

Analyzing the Klaipeda real estate market, it was concluded that there are almost no newly built homes in the port city at attractive and affordable prices for young families.

“After conducting an environmental analysis, we started last year with a pilot project and presented to the market a project for young professionals who want to work and raise families in western Lithuania. About 80 percent. Pakrantės Alėja first stage houses were bought in 3 months. Advance reservations for the second phase of the project began late last year, with nearly 60 percent of the proposed home sold within 6 months before construction began. Most of the buyers are young families working in strategic companies in the city of Klaipeda: Klaipedos Nafta, Western Wood Group, Phillip Morris Lithuania and others, ”says T. Pocevičius.

In developing this project, much attention was paid to cooperation with the Ministry of Social Security and Labor. As you know, the state currently provides a subsidy of 13 thousand LTL to young families who buy their first home in the regions of Lithuania. up to 26 thousand. EUR. About 40 percent. those who bought a house in the Pakrantės Alėja project benefited from state support.

What should be the home for a young family?

It is important to note that the project was carried out after a survey of young people aged 25 to 35 years. Young professionals of the 19th century were asked what was most important to them when choosing the city in which they would like to live and what home it should be to meet their needs.

Respondents indicated that they would like to live in a single family home, a closed and secure private settlement that would not be accessible to others. They also indicated that the house must be completely finished (it is likely that in the future the younger generation of professionals will want a home that includes both furniture and all necessary household items such as cutlery or bedding). Another obvious trend is individuality, that is, housing, which a person can plan completely according to her needs (number of rooms, size of wardrobe, etc.).

The infrastructure of the settlement is also important for the young specialists: spaces in nature and intended for small residents. Also, they would like to live in a community with neighbors of similar age, similar income and their children of similar age and needs. The availability of kindergartens is very important – how long it will take to drive to them.

According to Klaipėda ID, in addition to the aforementioned need to develop an attractive property market for young families, the development of large Lithuanian companies and foreign investments in Klaipėda would also be reactivated by improving international connections, increasing the attractiveness of the city and the investments in the Klaipėda brand.
