It has 75-81 square meters dedicated to 3 bedrooms and 2 bathrooms, and there is a child care center on the first floor, and it is possible to park one car per household.

LH purchased it at a cost of 280 million won per household in June, and the original rent is about 12 million won and a monthly rent of 3 to 400,000 won.

When it becomes a jeonse, it costs 180 million won, which is only half that of a nearby apartment or residential complex.

LH explained that new homes with an area similar to this will soon be available for public rental.

The government-introduced public charter is a system that buys a spacious new home in a well-located city center and grants you a charter for up to six years.

The purchase price also rises to an average of 600 million won in Seoul and a high of 800 million won, and it is planned to absorb the demand from high-risk middle-class families.

The rental price is 90% or less of the market price, and anyone who is homeless can apply regardless of their income.

However, most of the targets are offices or villas, and Seoul’s volume next year is about 3,000 units, so it is not easy to guarantee the effect of solving the jeonse crisis.

“It’s quite an attractive product considering the location and aging of the house. Now the question is whether the quantity is enough.”

Considering that the median price of a villa in Seoul is around 300 million won, there is also controversy over whether it is appropriate to buy an expensive house for up to 800 million won and rent it publicly.

In this regard, the Ministry of Land, Infrastructure and Transport explained that the public jeonse is a temporary two-year system that considers urgent demand, so it is inevitably different from existing public leases.
