As the cheonsei crisis worsened, the government announced a cheonsei measure to expand the supply of public leases, but it was noted that most are concentrated in multi-family villas and are less effective.
Land, Infrastructure and Transportation Minister Kim Hyun-mi emphasized once again that high-quality housing will be provided directly as apartments by searching for public rental housing.
Can the cheonsei crisis be solved?

A new multi-family house located in Eunpyeong-gu, Seoul.
It is a dedicated space of 57 square meters with 3 bedrooms and 2 bathrooms, and is close to a subway station and an elementary school within a 10 minute walk.
LH bought it for 450 million won per home and the rental is expected to be rented with a deposit of 100 million won, 310 thousand won per month, and 30% of the market price.
Minister Kim Hyun-mi, who visited this place, emphasized that the public rental housing to be supplied in the future is mainly new construction and the quality will be greatly improved.
[김현미 국토교통부 장관]“Even in the case of a multi-family home, if it is larger than a certain size, it contains childcare facilities, gymnasiums, etc., and safety issues, and these issues are solved together now.”
In particular, in the case of the newly introduced public jeonse, given that the average purchase price in Seoul rose to 600 million won,
He said it could absorb the demand of the middle class by providing housing as well as apartments.
[김현미 국토교통부 장관]“(Unit purchase price) 700 million, there may be 800 million. (600 million won) It is an average price. I cannot make apartments alone, but I will give sufficient quality guarantee to replace the demand for the apartment.”
As criticism continued that jeonse’s supply measures were primarily for multi-family dwellings, it was not effective. However, there are still many skeptical views on whether the jeonse crisis can be resolved immediately.
[임재만 세종대 부동산학과 교수]“The problem with chartering at the moment is actually renting an apartment in downtown Seoul. It’s not low-cost, it’s all expensive … Is there still an incompatibility problem?”
Minister Kim stressed that this measure will provide more housing than before, and the housing market will be more stable after 2023, as the third new city will be seriously supplied.
