ENFIA – All the news: The new ENFIA statements for owners are expected to be posted on Taxisnet on the weekend or Monday, September 14 at the latest.
Taxpayers should consider the following:
- The tax will be paid in 6 installments.
The first installment must be paid before September 30, 2020 and the last before February 26, 2021. - Those who did not have any change in the situation of their property will pay exactly the same ENFIA that they paid in 2019 while those who acquired or sold a property in the last year will pay the new amount of tax.
- The owners will have the same tax reductions that they had in 2019 which depending on the value of the real estate are:
- 30% for real estate value up to 60,000 euros,
- 27% for real estate value up to 70,000 euros,
- 25% for real estate value up to 80,000 euros,
- 20% for real estate value up to 1,000,000 euros and
- 10% for real estate value greater than 1,000,000 euros.
- Owners will have a 50% discount on ENFIA if:
- The total taxable family income does not exceed 9,000 euros, increased by 1,000 euros for the spouse and each dependent.
- The total area of the buildings does not exceed 150 square meters.
- The total value of the property does not exceed 85,000 euros for singles, 150,000 euros for married people with a dependent child and 200,000 euros for married couples with two dependent children.
Full exemption
Families with three or more children or that include people with a disability rate greater than 80% will be totally exempt from the tax if they meet the following criteria:
- The total annual net family income does not exceed 12,000 euros, increased by 1,000 euros for the spouse and each dependent.
- The total area of the buildings does not exceed 150 square meters.
- “Hidden” Increments
Based on the largest area of the building that will have been declared in E9, those who arranged arbitrary spaces on their properties will pay ENFIA this year. Therefore, more square meters carry higher taxes.
