ENFIA: In how many installments will the tax be paid?

The countdown to the publication of ENFIA statements on Taxisnet has begun.

The new ravasakia incorporate tax reductions of 10% – 30% depending on the amount of real estate that were valid in 2019, discounts of 50% or even 100% for special categories of taxpayers but also “hidden” charges for those who have arbitrarily liquidated building surfaces.

Those who have not had any change in their property situation will find that they will pay exactly the same ENFIA that they paid in 2019.

Those who bought or sold a property in 2019 will see the new amount of taxes they will have to pay, while for more than 1 million taxpayers, the ENFIA settlement will also show a half tax or total exemption this year.

Landlords who have lost income from the mandatory 40% rent reduction will see their payoff reduced.

A lower ENFIA will also arise for those who are entitled to a refund of income tax, since it will be offset by the tax that they will have to pay for their real estate.

The owners will see in this year’s account statement the same tax reductions that were in force in 2019 and that according to the value of the properties are:

  • 30% for real estate value up to 60,000 euros,
  • 27% for real estate value up to 70,000 euros,
  • 25% for real estate value up to 80,000 euros,
  • 20% for real estate value up to 1,000,000 euros and
  • 10% for real estate value greater than 1,000,000 euros.

Who is entitled to a 50% discount and who is totally exempt

At the same time, for more than 1 million taxpayers, the ENFIA agreement will have half tax or full exemption.

50% discount on the amount of ENFIA that the owners will have, provided they meet the following conditions:

1. The total taxable family income for the previous year must not exceed 9,000 euros, increased by 1,000 euros for the spouse and each dependent.

2. The total area of ​​the properties in which the taxpayer, the spouse and the dependent children of their family have rights, taking into account the percentage of joint ownership and the type of right, will not exceed
150 square meters.

3. The total value of the real estate, determined for the calculation of the additional tax, does not exceed the amount of 85,000 euros for singles, 150,000 euros for married people (and their spouse or single-parent family) with a dependent child and 200,000 euros for married couples (their spouse and dependent children or single-parent family) with two dependent children.

The full exemption from ENFIA is granted to families who have three or more children or include disabled persons at a rate of 80% or more, under the following conditions:

1. The total annual net family income for the previous year has not exceeded 12,000 euros, increased by 1,000 euros for the spouse and each dependent.

2. The total area of ​​the properties in which the person obliged to file an income statement, the spouse, as well as the dependent children of their family, have total or partial property rights or usufruct, does not exceed 150 square meters .
