This Tuesday the Government issued the decree by means of which the subsidy that people who wish to buy a home that is not of social interest will receive is made official.

For whom does the subsidy apply?

The subsidy applies to people who want to buy a new home that is not of social interest and are going to make a mortgage loan or housing leasing operations for the purchase. Housing must be up to 500 times the minimum wage ($ 438 million).

How much is the subsidy?

The value of the subsidy will be the same regardless of the value of the credit. The coverage has a flat value distributed over the first seven years of the loan. The beneficiaries of these subsidies will receive about $ 439 thousand per month during the first 7 years of the loan.

What requirements must I meet and where can I apply to access this program?

The only requirement to access the subsidy is not to have received a family housing subsidy from the Government and / or the Family Compensation Funds, or any interest rate coverage. Otherwise there are no income restrictions to apply to the program.

The application is made through the bank of the person’s preference when applying for a mortgage loan or housing leasing.

If I already have a home, can I apply to buy another?

Yes. There will be 40,000 quotas for the purchase of a second home. You only need to meet the program requirements listed above.

Until when can I apply?

These coverages are available until December 2020, or while supplies last.

How many places will there be for this new subsidy?

There are 100,000 coverage that will be delivered until 2022, or until the quotas are exhausted.

If I want to buy a used home, can I benefit from this new subsidy?

No. The coverage is for the purchase of a new home that is not of social interest, it can be for a first or second home, but in any case new.

If I want to buy off plans, does this subsidy apply to me?

Yes, it can be applied to coverage if you buy a home that is currently under construction. In that case, the subsidy is requested at the time of legalization of the credit.

Are the 100,000 quotas for the entire country or will there be an estimated number of subsidies by region?

The subsidy has a single national bag. This program operates on demand, that is, they are assigned as they are requested, regardless of where the home is built.

If I applied to Mi Casa Ya or Seed of Owners, can I access this new benefit with a second home?

Only those who are beneficiaries or have received a family housing allowance in the form of a lease may also apply to coverage at the interest rate for non-social housing. Beneficiaries of Mi Casa will no longer be able to receive this coverage.

What is the minimum value of homes that are not of social interest?

In Bogotá, Medellín, Cali, Barranquilla, Bucaramanga and Cartagena, and their neighboring municipalities, the maximum price for Social Interest Housing (VIS) is 150 smmlv. For the rest of the country, the maximum ceiling continues to be 135 smmlv.

Thus, homes that are not of social interest are those with a price higher than 150 smmlv, for the urban agglomerations of Bogotá, Medellín, Cali, Barranquilla, Bucaramanga and Cartagena. In the rest of the country, the units that are not of social interest are those with a price higher than 135 smmlv.
