The government of President Iván Duque assigned 100,000 coverage for mortgage loans and housing leasing operations for the purchase of a new No VIS home of up to 500 minimum wages, that is, 438 million pesos.

These subsidies, regulated by Decree 1233 of September 14, 2020, are available until December 2022, or until stocks are exhausted.

The beneficiaries of the subsidies for housing that are not of social interest (No VIS) will receive about 439 thousand pesos per month during the first 7 years of the loan, which is equivalent to a total subsidy of 42 minimum wages, that is, more than 36 million pesos, so that more families can make the dream of owning their own home come true.

The Minister of Housing, Jonathan Malagón, responded to some concerns in this regard.

What should Colombians do to apply?

The application is made through the bank of the person’s preference when applying for a mortgage loan or housing leasing.

What are the requirements to access?

Not having received a family housing subsidy from the National Government or the Family Compensation Funds, or any interest rate coverage. There are no more income restrictions to apply to the program.

Is this the same Frech No VIS?

No, compared to the program to cover the interest rate for the middle class that had been eliminated, this subsidy has two differences: first, this time the range of Non-VIS homes to which it can be applied goes up to 438 million pesos (500 minimum wages), so there is a wider range. Second, 60,000 coverage will be directed exclusively for the purchase of a first home; the remainder may also be applied to purchase a second home.

If I already have a home, can I apply to buy another?

Yes. Of the coverage for the No VIS there will be 40,000 quotas for the purchase of a second home. You must only meet the requirements of the program for No VIS coverage, that is: not having received a family housing subsidy from the National Government or the Family Compensation Funds, or any interest rate coverage.

Does the subsidy apply to used housing?

No. Coverages are for purchase of a new home No VIS, it can be for a first or second home, but in any case new.

How many places will there be for this new subsidy?

There are 100,000 coverage that will be delivered until 2022, or until the quotas are exhausted.

What does a flat cover mean?

It means that the value of the subsidy will be the same regardless of the value of the credit. The coverage has a flat value distributed over the first seven years of the loan. This will make the distribution of the subsidies efficient in the number of people who can receive it and equitable in the amount they receive. Do you apply to buy a home on plans?

Yes, it can be applied to coverage if you buy a home that is currently under construction. In that case, the subsidy is requested at the time of legalization of the credit.

Will there be an estimated number of subsidies by region?

The subsidy has a single national bag. This program operates on demand, that is, they are assigned as they are requested, regardless of the place of construction of the house. This, of course, is an invitation for those interested in all regions to start applying for this benefit.

If I applied to Mi Casa Ya or Semillero de Propietarios, can I access this new benefit with a second home?

Only those who are beneficiaries or have received a family housing subsidy in the form of a lease may also apply to coverage at the interest rate for Non-VIS homes. The beneficiaries of Mi Casa will no longer be able to receive this coverage.

What is the value of VIS housing in the country?

Decree 1467 regulated an exceptional price for Social Interest Housing (VIS) in six urban agglomerations: Bogotá, Medellín, Cali, Barranquilla, Bucaramanga and Cartagena. This means that, for these capitals and their neighboring municipalities, the maximum price for the VIS is 150 minimum wages. For the rest of the country, the maximum ceiling continues to be 135 minimum wages.

Similarly, Non-VIS homes are those with a price higher than 150 minimum wages for the urban agglomerations of Bogotá, Medellín, Cali, Barranquilla, Bucaramanga and Cartagena. In the rest of the country, Non-VIS units are those with a price higher than 135 minimum wages.
