The circular, signed by Registrar General Inspector Shahidul Alam Jhinuk, said that the market valuation system under the 2010 Minimum Market Property Valuation Rules is a process of increasing value added. For most wenches, the price set for the property under the minimum market price rules has increased compared to the true value in recent years. Again, in some cases, the minimum market price is much lower than the actual market price. In other words, the price list established under the Minimum Market Price Rules does not reflect the real situation in many cases.
The circular also said that in the real case, the price difference was observed considering the location of the land included in each mouza. For example, if a part of a mouza has a market, a road-ghat or a school, a university or any other important establishment, the value of the land around it is higher than that of other lands belonging to the same mouza . But in the current management the value of all lands is set at the same rate regardless of the position of each class included in each mouza, which is not realistic. To solve this problem, it is essential to determine the true value of the land by dividing the mounds into groups, taking into account the situational nature of the land included in each mound.
In this context, taking into account the general issues, it has been ordered to maintain the applicable market price list for 2017 and 2018 for the next two years (2021 and 2022) prepared in accordance with the ‘Minimum Market Valuation Rules of the Property, 2010 ‘.
Furthermore, the minimum market price committee in question has been asked to determine the minimum market price in groups within the next six months and send it to the registration department after jointly exchanging views with representatives of the local population and recipients. of services in their respective jurisdictions.
