Buying an old house and renovating it
Yuvraj Talukder’s business style is a bit different in real estate. He mainly bought old houses at auction from various banks, governmental and non-governmental organizations. After buying, they are renovated and rented. It has 6 employees. “Usually I bought houses built in 1970-1980, that is, after World War II,” he said. The tiles, sinks, toilets, power lines are old in those buildings. If you go to a company to fix these, for example, a house of one thousand square meters will cost you a minimum of 40,000 euros. And if I do it myself with some people, I can do it for half the cost.
Sometimes the prince even buys a historic house that is two or three hundred years old. However, they must be reformed according to certain rules. The design of the exterior of such a house cannot be changed, but the interior can be changed at will.
Rent, do not sell after purchase
If you buy a house in Germany and sell it in ten years, you have to pay a lot of taxes. Basically, the government has made such a decision to maintain stability in this sector. So the talukdar bought the house, renovated it, and rented it out. All of the houses he currently owns are located in the Bonn-Cologne region of Germany.
You are trying to start a business in a few other sectors in addition to making new investments in the housing sector. She recently opened an Italian restaurant near the Cologne-Bonn airport. “When this building was sold, I bought it as an asset, not as a restaurant,” she said. Back then it was a Chinese restaurant. Yuvraj Talukder had to travel all day in the colon forest area to take care of his business. He was also recently appointed “honorary judge” in a court in Cologne. “I have been appointed by the German government as an honorary judge at the Cologne Finance Court for five years,” Talukder said. When there is a case, three government judges and two honorary judges sit down and investigate the case.
