Obos builds Gasklockan high: pays 700 million SEK

Obos won the land award tender for Gas Bells 3 and 4 at Norra Djurgårdsstaden in Stockholm.

The Norwegian company, which aims to become the largest in the Swedish property market, is taking over the previously collapsed project on the site of Oscar Properties, which previously had the land award.

The project houses about 320 apartments, pre-schools and premises for offices and commercial premises on the ground floor. For the two lower floors, there are conditions for preschool and office. Upwards, it is the house that applies. Obos is planning a 29-story high-rise building. The appearance of the scraper remains.

– The design remains to be resolved. The prerequisite for the competition is that you must run a parallel architecture competition, says Sofia Ljungdahl.

Together with White Arkitekter and Veidekke Entreprenad, Obos has developed a platform on how the project should be implemented and examined potential floor plans, all to gather finances.

– We started with 320 full-size houses, but we will create a project that includes flexibility, depending on what the demand for different house sizes looks like as we get closer to the start of construction, says Sofia Ljungdahl to Fastighetsvärlden.

The start of construction of the project is expected to take place in 2023 and the first occupation in 2026.

The formal decision to award the land award to Obos will be made at the Development Committee meeting on December 17. To Fastighetsvärlden’s knowledge, there will be consensus on the choice of Obos. In addition to price, politicians also prioritize an actor with executive power, and Obos has it.

According to information from Fastighetsvärlden, the company offered SEK 20,327 / m2 Light BTA for the houses.

The high-rise building to be constructed on the site will be a landmark that will reach about 110 meters above sea level (it stands at a height), and will be visible from many places around Stockholm. The property is located on a hill, between the newly built houses in Norra Djurgårdsstaden and the historical-cultural brick buildings in Gasverket.

Last year, Obos received two more land allocations for 325 apartments in Kolkajen in the same area, which means that Obos will build a total of around 650 houses in Norra Djurgårdsstaden.
