Neither the corona pandemic nor the rise in unemployment during the spring and summer has affected the housing market. Prices keep rising.
Possibly, the pandemic may be in part an explanation for the fact that villas are going up in price more than condos, when buyers choose to buy something bigger, since working from home seems to be the model in the future.
It is true that it rose the median price of a condo by 1.2 percent in September, while the price of the house was up just 1.0 percent. But looking at the last three months, it is clear that the villas are moving away. They have increased by an average of 5.6 percent; condos at 4.2 percent.
It becomes even clearer when you study the development of the last twelve months. The median price of a villa has increased 11.4 percent, compared to 5.0 percent for condos.
During September it rose the median price of a condo in Stockholm by 1.3 percent, in Gothenburg it increased by 1.1 percent and in Malmö by 2.0 percent.
In Stockholm, the average price of a villa increased by 3.5 percent, a very strong price increase in a single month. In Malmö they rose 3.1 per cent and in Gothenburg the price was unchanged.
