House prices rose the most in February

In the past twelve months, condo prices have risen 6 percent, down from 7 percent in January, while house prices have risen 15 percent, up from 13 percent last month.

“The hysteria in the village continues,” writes Bjurfors in a comment.

In particular, they note that house prices in Malmö rose by as much as 5 percent in February.

“The question is whether we have ever seen such a strong price increase in the Malmö region in a single month. We must at least go back to solid housing years like 2007 and 2017 to find something similar, ”says Mattias Larsson, CEO of Bjurfors Skåne.

Mäklarsamfundet also focuses on the continued strong housing market.

“The corona effect continued in February to leave its mark on the market. Strong demand for villas combined with low supply has meant that house prices nationwide have risen for 15 months in a row. Members of the Brokers Association speak of the constant great pressure on homeowners in most parts of the country, ”CEO Björn Wellhagen says in a comment.

Erik Olsson Fastighetsförmedling says that house price expectations are higher than in a long time, giving a strong market where buyers want to act quickly.

“Low interest rates and successful vaccines are discounted in today’s market. Of these two, vaccines feel the most unsafe in a way that may change the psychology of the market, ”they write.

Swedish brokerage statistics report price developments as three-month moving averages, weighted by the number of sales, to cushion seasonal effects and temporary deviations that have nothing to do with the underlying market development.

For February, the monthly change means that the weighted average value for December-February is compared to the corresponding weighted average value for November-January. For the three-month change, the comparison is made with September-November.

The K / T ratio indicates the relationship between the purchase price and the appraised value of the property, which gives a more accurate picture of the price evolution than just the purchase price.
