The city planning office has long worked on a gigantic plan for the area around Central Station. It is the same area where Västlänken, Hisingsbron, Kvarteret Platinan, dip and E45 coverage already converge in a small area.
The detailed plan that the building committee has now approved includes housing, parking, offices, hotels and restaurants. The tallest skyscraper will have 36 stories. This means that the construction will have important consequences for the skyline of the city.
– We have worked a lot with the issue of the cultural environment. And the question of whether this is a significant damage to the national interest, says planning architect Simon Wallqvist at the city’s planning office.
“It is not a tangible injury”
The question is, among other things, how the new buildings are visible from different parts of Gothenburg and how the high-rise buildings fit in with the older parts of the city. Much of the city center is the so-called national interests for the cultural environment.
This means that the municipality cannot decide on its own plans in its entirety, but must ensure that the County Administrative Board participates in the train. Otherwise, the County Administrative Board runs the risk of stopping the plans. Investigations have been prepared and redone.
City walks have been organized with the County Administrative Board to investigate angles and lines of sight from different parts of the city center. The studies that have been developed indicate that the plan has found a balance in what volumes high-rise buildings can have, according to Simon Wallqvist.
– The visual impact on values such as the canal city or the Gothenburg of the 19th century is not considered in the dignity that would entail significant damage, he says.

The design of the houses will be decided later.
During the later stages of the planning process, the city’s planning office has worked, among other things, to solve traffic, accessibility and parking problems. All those who will be picking up and dropping off people at the central station will in the future do so in the area covered by the plan.
– We have worked intensively on this and reached an agreement between the city, Jernhusen and the Swedish Transport Administration that will satisfy and create the necessary parking spaces within the plan, says Simon Wallqvist.

The layout of the houses will be determined later. In addition, construction will take time, as the area must function, among other things, for traffic during the construction period. The idea is to build Region City in stages and start at the west end and then continue east. Construction is scheduled to begin in 2022 and the first move is expected to take place in 2024, according to Jernhusen.
The developer is Jernhusen, where Roger Sundbom is regional manager. He believes the plan is a central piece of the puzzle to be able to increase public transportation in the future.

– This is an important plan for Gothenburg and the entire region. It is a complex plan that has taken a long time, but it must be respected. It’s nice to be able to look a little beyond the crown and see that there is life even then, he says.
The chairman of the construction committee, Hampus Magnusson, believes that this is “a historic decision.”
– These allow Gothenburg to take a step into the future and become a modern and bustling city. It will be a regional powerhouse and, I think, the most sought after office space in Northern Europe.
Martin Wannholt (D) would have preferred the plan to be reworked due to the pandemic.

– It is an exciting proposal but we demand a new referral to secure more homes. We believe that much more housing will be needed here than offices, despite the good location.
Can be moved from offices to homes
Currently, the plan contains 190 homes, in which it will be the tallest building. But rearrangement is possible and possibly up to 70 percent of the buildings could be converted to housing. Johan Zandin (V) believes that with such a central location, there is a demand, regardless of the pandemic.
– In such a central place, there will always be interest to settle down, he says.
The detailed plan will now be sent to the City Council before it can be adopted.
