The dreaded corona effect in the housing market, with declining demand and large price declines, did not materialize. After a little dip in the spring, it’s been the other way around.
– It became a reverse scenario. The corona effect on homes has meant increased sales and, for several months now, prices have risen steadily, says Per-Arne Sandegren, head of analysis at Swedish Brokerage Statistics.
During August, prices for both condos and villas increased 2 percent, according to figures from the Swedish Real Estate Statistics. On an annual basis, price developments increased by 4 percent for condos and by 8 percent for villas.
Record levels
In many places, home prices have reached an all-time high, says Per-Arne Sandegren.
– If we look at the three metropolitan areas, we have not had this level before, he says.
In both Greater Gothenburg and Greater Stockholm, house prices rose 2 percent in the last month, while those in Stormalmö were unchanged. Condo prices have risen 2 percent in Greater Gothenburg and Greater Stockholm, and 3 percent in Stormalmö.
– If you look at the condos, in Greater Gothenburg and Stormalmö we are at the highest level that prevailed in 2017. Greater Stockholm is not really up to those levels, but in recent months it has increased even there, says Per -Arne Sandegren.
More homes were sold during the first eight months of the year than during the same period last year. The number of villas sold increased by 2 percent, while the number of condos sold increased by 5 percent.
