– The interest in this exceeds all the cabins that were put up for sale last year. We have the idea that Norwegians will be on vacation in Norway this year, perhaps also next, says real estate agent Marius Berger in Eie Eiendomsmegling.
Summer cabins are usually not up for sale in the dead of winter, but Berger says there has been a lot of advance interest in the 30-square-meter cabin at Nakholmen on the Oslo Fjord, which is now up for sale. for NOK 4.9 million.
Berger claims there are 23 pre-registered for Saturday’s show, more than ever before in connection with the sale of an Oslofjord cabin.
– The Finnish ad alone has had 25,000 page views, says Berger, who for several years has provided vacation homes inside Oslofjord.
The cab market has been characterized for many months by record sales and strong price growth. The corona pandemic has led to historically low interest rates as more people secure a vacation destination in this country.
– It is unusual to sell such a cabin in winter. The salesperson was a bit skeptical, but after seeing the interest, he said I was still right, Berger says.
The cabin has a 15 square meter loft with two rooms that are used as bedrooms, so it has a total of 45 square meters of useful area, although the useful area is estimated at 30 square meters.
Popular Cabin Islands
On the islands near the center of Nakholmen, Lindøya and Bleikøya in Oslo, there are around 600 highly sought-after small huts. The journey takes about 20 minutes by ferry from Aker Brygge.
The small cabins on the islands are located on outbuildings, and the purchase cannot be pledged. Therefore, the buyer must provide solid equity. However, inflation has been strong in recent years.
The cabins are known for their very simple standard, preferably with only shared toilets and showers in the center of the islands. The cabin Berger now sells with an estimated price of 4.9 million is also of a simple standard.
– The cabin is located in the middle of the island, previously we had not had such a huge response to the cabins that are located in the middle. But then a change happened last year. The hunger for cabins on the islands of Oslo is formidable, says Berger.
– It is the people of Oslo who are stakeholders. It is everything from families with young children to single people who want to get something close and something simple. At the same time, it is actually older people on the way to retirement who have sold an expensive apartment or a single-family house in Oslo. In fact, it’s the simple standard that still applies, Berger says.
Last summer, the idyllic cottages on the Oslo fjord were the subject of a dispute between the owners and the municipality. 25 of the cottage owners in Lindøya received notifications of warrants and periodic penalty payments from the municipality for what the municipality believes are illegal buildings on the plots. At the same time, the municipality announced that Lindøya was the first island to go out in a comprehensive clean-up operation on the three popular hut islands.
Record year for sea cabins
At the end of September last year, Eiendom Norge presented figures showing that the prices of maritime cabins in this country had risen on average 15 percent in the last year.
According to senior analyst Carl Christian Mathiesen of the Center for Foresight, there were also a record number of maritime cabins that got new owners last year. A total of 6352 maritime cabins were registered in 2020, an increase of 26.5 compared to 2019. The municipality of Færder had the highest average price for holiday properties, with an average of NOK 7.8 million.
Berger expects the small cabin in the center of Nakholmen to be sold early next week.
– It must be borne in mind that the seller is mostly only in the market and, therefore, has no competitors.
