New home sales more than half

In the first four months of this year, new home sales in Trøndelag are 25% lower than in the same period last year, according to new statistics from the Association of Home Producers.

The decrease is particularly large in April at Trøndelag, with sales being 65% lower than sales in April 2019.

Fear 34,000 unemployed

The Association of Home Producers fears that lack of home sales will increase unemployment in the fall and next year.

“It can be quite difficult for the industry,” said Managing Director of the Association of Home Producers, Per Jæger, regarding the presentation of the April figures on Wednesday, NTB writes.

A press release from the association indicates that it takes about six months from the signing of a contract until construction work can begin. If the low sales figures continue in May and June, the lack of allocations will lead to layoffs and layoffs.

The Association of Housing Producers believes that measures are needed to ensure that new housing projects are started.

They propose that greater limits be awarded to the NOK 25 billion Housing Bank to stimulate housing construction. This will secure financing for 10,000 homes for those who want and can still buy new homes, the owners believe.

The second measure they propose is an unsold apartment insurance plan, which makes it enough for a 30 percent early sale before the start.

Today, sales of 50-70 percent are often required before banks make construction loans and construction of a project or construction stage can begin.

Fewer start-ups

Housing starts in the first four months of this year have fallen by 25% in Trøndelag compared to the corresponding period in 2019, while commissioning in April has increased by 21% compared to April last year.

Nationally, commissioning in April is down 32 percent compared to April 2019. In the first four months of this year, commissioning is down 11 percent nationally.

17 percent more new holiday homes were sold in Trøndelag between January and April this year, compared to the same period last year. At the same time, the commissioning rate has dropped by three percent.
