Nakholmen’s hut without toilet and shower sells for 170,000 kroner per square meter

Three years ago, he sold the neighboring cabin for 3.7 million. The seller was initially skeptical about selling in the dead of winter, but according to the broker he is satisfied with the result.

– I would say that you expected a quote, but finding a quote is an advantage, says Berger.

According to the estate agent, the seller bought the cottage in 1996 for 560,000 crowns.

600 cabins

The small huts on the islands of the Oslo Fjord are located on an outbuilding and cannot be mortgaged. Therefore, the buyer must provide solid equity. The cabins are known for their very simple standard, preferably with shared toilets and showers in the center of the islands. However, inflation has been strong in recent years.

On the islands near the center of Nakholmen, Lindøya and Bleikøya in Oslo, there are around 600 small highly sought-after cabins. The journey takes about 20 minutes by ferry from Aker Brygge.

According to the sales release, the Nakholmen cabin with a useful area of ​​30 square meters was built in 1930 and is of a very simple standard. It has no toilet and only an outdoor shower. The cabin has a 15 square meter loft with two rooms that are used as bedrooms, so it has a total of 45 square meters of surface.

– The interest in this exceeds all the cabins that were put up for sale last year. We have an idea that Norwegians will be on vacation in Norway this year, maybe next year as well, Berger told DN before introducing himself on Saturday.

Record year for sea cabins

The cab market has been characterized for many months by record sales and strong price growth. The corona pandemic has led to historically low interest rates as more people secure a vacation destination in this country.

At the end of September last year, Eiendom Norge presented figures showing that the prices of maritime cabins in this country had risen on average 15 percent in the last year.

According to senior analyst Carl Christian Mathiesen of the Center for Foresight, there were also a record number of maritime cabins that got new owners last year. A total of 6,352 maritime cabins were registered in 2020, an increase of 26.5% compared to 2019. Færder Municipality had the highest average price for holiday properties, averaging NOK 7.8 million.

For the inland islands of Oslofjord, Marius Berger estimates that inflation has been 40% in the last three years. Cabin sales are not registered in the land registry as they are located on attached land. He says that Oslo residents are the main stakeholders due to the proximity to the city center.
