“Sometimes something completely unique comes up for sale …” read the headline of the cabin ad for the newly built 245-square-meter cabin in Kvitfjell Varden.

Two years ago, Hallvard Brekke Klingen in Privatmegleren arranged the plot in Kvitfjell, and on Monday he sold the cabin that has been built in the meantime.

The estimated price of 25 million plus the cost was not an obstacle.

– The cabin was set up on Saturday, and on Sunday afternoon we already had a stop to see it. Monday morning a new one called who was interested. He realized that something could happen here quickly and jumped in the car to see the cockpit. An hour later, a customer from Sweden called who was also interested, he says.

Consequently, the Swede was not allowed to view the cabin, due to travel restrictions, but still ended up submitting an offer corresponding to the price suggestion. However, it did not hold up, as an offer of one million above the MSRP was quickly received.

– I’m not surprised this sold fast, but I wasn’t expecting so fast, Klingen tells DN.

Also, the booth received a lot of interest on Finn.no, where it was published. During the two days it went on sale, the ad received 20,000 clicks.

Beat personal record

The cabin in question was built with a view to sale. In addition to a 2398-square-meter plot, five bedrooms, a 60-meter private entrance, and its own adjoining gapahuk, the cabin came fully furnished.

– He gave himself up with everything. Towels, pillows, sheets, knives and forks. It is completely ready to receive new owners for the Christmas holidays. The fact that the cabin is completely ready to move with everything is, of course, a trigger for the enormous interest and that this was so fast, says Klingen.

It has provided cabins in the area for several years, but has never sold any of this caliber before.

– The closest thing is a projected cabin that I sold on the same street for 17.5 million. It’s also insane considering construction hadn’t started yet.

Brennhett Cottage Market

This fall, DN wrote that expensive cabin sales had doubled this summer, but the winter cabin market is also boiling during the day. Recent figures from the Forecasting Center show that so far this year there has been a turnover of 13,510 vacation homes, an increase of up to 25 percent over the same period last year. The average price has increased by nine percent to NOK 2.3 million, and the price per square meter is NOK 30,800, which is seven percent higher.

Brokers DN has been in contact with telling you that the sale of the cabin also peaked in November. That is also Klingen’s opinion.

– The cabins have disappeared in all price ranges.

He believes that many of the cabins sold have a self-reinforcing effect.

– You see that the cabins that are outside disappear one by one. It will be a kind of mass suggestion, where people will be afraid of missing opportunities.

Klingen says he has received multiple inquiries about the luxury cabin even after it was sold.

– What perhaps most surprises me are the phones you receive after customers who did not have time to turn around once before it was sold.
