Cut the price by 75 million from the previous attempt, but Semb Hovedgård is still not sold: – This is not an apartment to go on tour one day and buy the next

– The possibility of taking over the ownership of a property like this, may appear only once per generation, said the Schibsted heir Einar Nagell-Erichsen (62) in a press release when Semb Hovedgård in Borre, on the outskirts of Horten, went on sale in June.

More than four months later, no one has taken the opportunity to buy the magnificent property, which has been offered at an estimated price of NOK 95 million.

This is the second time that Nagell-Erichsen has attempted to sell the 1,672-acre property, which in addition to the majestic main building also includes a park, stables for 50 horses, a riding arena, four tennis courts, an 18-hole golf course and lands agricultural.

The last time was in 2011, when the estimated price was NOK 170 million, without anyone hitting it.

According to Finansavisen, Nagell-Erichsen has invested NOK 120 million in the property since it bought it for NOK 35 million in 1997, and in recent years it has run a deficit of one to two million annually.

– Ongoing processes

The fact that Semb Hovedgård has yet to be sold doesn’t bother runner Kim André Johansen at Landkreditt Eiendom:

– The property has the price tag it has. This is not an apartment where you keep looking one day and buying the next. Had he been completely dead, the situation would have been different, but here we think he’s so good at consulting that there’s no reason to worry, says Johansen.

He talks about various screenings throughout the summer and fall, and that there are ongoing processes with several potential buyers.

Foreign Stakeholders Detained by Quarantine Rules

Semb Hovedgård has also been advertised abroad, which has paid off well. However, the corona pandemic presents challenges.

– Some of the potential buyers are foreign players who do not have the opportunity to come to Norway and be quarantined for two weeks. This is a property you may need to research to find out specifically how to use it, says Johansen.

Since the last time an attempt was made to sell the farm property, it became a joint-stock company Semb Hovedgård as. Therefore, it is relevant that they buy various types of property constellations, note brokers, including foundations, holding companies or the like.

Stakeholders are divided into two groups, those who want to manage the property commercially, either as it is today, or develop it further, and individuals who want to live there, says Johansen.

Will retire

The original plan was for Nagell-Erichsen’s sons, E vivos and Eyolf, to take over the property, but this did not happen:

– I have arranged for the farm to develop further and I am not sure I am the right person to do it. When none of my children want to work with this and I want to retire, then sales are the logical conclusion, Nagell-Erichsen told the local Gjengangeren newspaper when the sale became known.
