The vacation property stands out from everything you have seen.

– This is a very exciting object and something very special. It’s an adventurous farm and cottage yard, and not a traditional farm property, says Pål Ivar Lauritzen, general manager and real estate agent at Landkreditt Eiendom – Koppang agricultural brokerage.

The Melsombu leisure property is located in Svartdal in Telemark and has no residency requirements. It has a total of nine buildings, including a consecrated chapel, boathouse, doghouse, warehouse, barn and farmhouse. There are a total of 30-34 beds, and the barn can accommodate up to 50 people.

Not only that, there is a separate dammed fishing lake on the property, with lots of small trout.

Own “wooden church”

Recreational property owners own up to 365,000 square feet alone, while at the same time owning half of approximately 1,234 acres. But that is not what is most striking.

There is a separate consecrated chapel on the property, which can be used for services, weddings, confirmations, and baptisms. The chapel, which is called Svartdal Kapell, is a copy of the Eidsborg stave church and was built in 1959.

– The chapel is built with material from the old 18th century boathouses in Drammen, says Lauritzen.

Melsombu was originally a small seat, which Gunnar Melsom bought in the 1940s. Now his four daughters own the property and sell it with regret, according to the broker. The reason for the sale is said to be that there are too many heirs making it difficult to maintain a joint property.

– There are many emotions associated with the sale, he says, and boasts of the property in the clouds:

– If you go to the patio, it is what is taken from popular tales. This is national romance at the highest level, says Lauritzen.

There are no modern buildings on the site and the buildings are of a relatively simple standard. However, one of the buildings has a relatively modern bathroom with a shower.

However, there are several modern facilities on the property, and there is not only running water, but also electricity and the possibility of Internet access. However, it is special in the property that bears the mark of slightly nostalgic peasant romance, according to the broker.

– It has a unique charm, and not least is the renowned artist Torstein Rønjom who is responsible for the painting of roses, carvings and decoration on walls, ceilings, beds and various furniture, says Lauritzen.

Hard to praise

The price is up to 22 million, so it is not for everyone.

– It is a unique property. It’s not something to compare to, so it hasn’t been easy to praise this object, says Lauritzen.

He says they have chosen to use an appraiser who has long and good experience appraising Telemark property. Together they have managed to set a price that they consider correct.

– We’ll see how the market responds to price, says Lauritzen.

They have received a number of inquiries about the property and several have been reviewing it. However, not all stakeholders have had that opportunity.

– Some of those who have shown interest are abroad, so they have not had the opportunity to come see it yet. We have a good list of stakeholders, but they are a little undecided, he says.

However, you are not worried, because from experience it takes time to sell such a property, which is also very expensive.

– People need to locate themselves, discuss with the family and want to see the property once and twice before they can decide, he says.
