– We were not surprised that interest was great for this cabin, says EiendomsMegler 1 Fjellmegleren real estate agent Marita Espeseth Grønbrekk.

However, it was sold for 3.25 million above the MSRP.

– Five years have passed since a property in this area was last sold, so we didn’t have many frames of reference when we set the price, explains Grønbrekk.

The cabin is located in Øystre Slidre Statsallmenning, in an arid mountainous area between the Langsua National Park and the Jotunheimen National Park.

– There are several kilometers to the nearest groomed ski slope, so this is something completely different than buying a cabin in Beitostølen, says Grønbrekk.

Fjellhytta is located by Lake Vinsteren, and was sold with an attached outbuilding and boathouse.

Grønbrekk claims that the hut is in the strictest construction zone of the municipal plan.

– The area has a high cultural value, and the constructions must be simple and in accordance with the framework adapted to steel and the mountain area in general. In other words, there are significant limitations and it is not possible to build a large, high-end cabin here.

– It is clear that this does not scare people, he adds.

The real estate agent says the low price suggestion was partly due to the cabin being so simple. It was built in the 1940s and has no electricity, water, or sewer.

– Without a doubt, it is the location by the water, and the fact that the cabin is located in an area close to Beitostølen and the arid mountain that has raised the price so considerably.

90 interested parties on the list

Grønbrekk says there were 90 interested parties who signed up for the list and that 20 pieces were shown.

– This is an area that is also popular with the locals as many are connected to this old traditional steel area. Still, surprisingly few of them performed on the show.

According to the real estate agent, most of the visitors attended the fair and five of them joined the bidding round.

– 25 offers were submitted in just over three hours. The bidding round was characterized by two stakeholders who really wanted the cabin. The highest bid was NOK 5.15 billion.

Pearls like this property from Lake Vinstervatn are very rare. It was also marked by yesterday’s bidding round, says Grønbrekk.

Grønbrekk says the vacation property market has been unusually active in recent months.

– We have experienced a great demand for mountain cabins, especially since May of this year, he says.

– We have left behind the best month of August in terms of the number of sales.

The realtor says she expects the market to hold up well in the future and that they will enter a busy fall.

– Autumn is usually the peak season for the mountain market.
