Norwegian maritime cabin sales increased 24 percent, new figures show. The corona virus has created heat waves in the vacation home market that can last for a long time, experts believe.
Published:
– It was quite extreme, says Per Erling Fløistad to E24.
He is a department manager at Sørmegleren on Risør and Tvedestrand, which are popular hut areas south of Kragerø.
– Usually the country house market is quieter and needs more views. But this year, almost everything has been sold after just one visit, and sellers have achieved good prices, often well above the suggested price, says Fløistad.
Sørlandsmegler’s many years Gustav Sædberg at Privatmegleren Sædberg & Lian says there are “many more buyers” in the field this year, and that the cottages that are put up for sale are quickly demolished.
– We have almost nothing left. Most go between the suggested price and ten percent more. At the same time, several sellers of country houses have also adjusted their price expectations, says Sædberg.

See two reasons for the sales boom
At the beginning of September, marine cabin sales in Norway increased 24% year-to-date, compared to the same period last year.

– It’s a lot, says chief economist Nejra Macic at the E24 Forecast Center.
Norges Bank has had to cut the key interest rate by 1.5 percent in the face of the corona pandemic. Cheaper mortgages give Norwegians more to spare for other things, like making the dream of the country house a reality, explains the chief economist.
– But it’s also about changes in travel habits, says Macic.
She is joined by Director Carl Geving of the Norwegian Real Estate Association:
– It is not especially relevant to buy a holiday home in Spain or Greece as is the current situation. So you prefer to stay in Norway. At the same time, several have been able to afford to make the cabin dream come true, as loan costs are so low, Geving says.
Also hot in the high mountains
The gap is greatest in cabins with their own shoreline or jetty, according to Fløistad in Sørmegleren.
While farmhouse sales along the coast are growing the most, many more are also being sold in the high mountains. The turnover of cabins located 800 meters above sea level or more has increased 13 percent compared to last year, according to the Forecast Center.
– And brokers say there has been a significant sale of mountain cabins also during the summer, which is abnormal, says Geving.

Grethe Meier, Senior Director of the Privatmegleren chain, believes that the sales boom in the holiday home market will be long-lasting.
– Those of us who have lived in Norway have had incredible luck. But even here we have had a stroke that I think can last for several years, although we should get vaccinated soon. I think many want to stay in a safe Norway. The interest burden has been cut in half and we have gained significantly more purchasing power. I think many will put the money into vacation homes, which will put pressure on prices, Meier says.
