The settlers’ dream is overshadowed by rust and mold

Assessed by experts

Residents of “Akacijų vilas” who met with “Kauno diena” hope to have an assessment from construction experts on the quality of the house, compliance with construction requirements and other defects indicated by residents soon.

Real estate developers “Nuova” “Akacijų vilas” present as housing in one of the highest places in Kaunas – Kalnų street on the slope. “The apartments were built in the park of the old mansion in 2017, from where a breathtaking panorama of the flowing Nemunas and the towers of Kaunas old town opens up,” it is written on the real estate advertisement portal about the apartments that are still on sale today. .

The patience to ask is over, fix it, fix it. We don’t want anything else, just do what’s right.

However, residents who have already bought apartments in a four-story apartment building do not hide their disappointment. “If a population survey was done after a year of living in this house, I suppose nobody would want to live here. You already sold the apartment because you are fed up with all that nonsense,” said neighbors Saulius and Romas (names known by the editorial board).

Roma says he bought a nine-story apartment in Nuova Capital, not far from Acacia Villas. There was an unfinished job there, but no big deal. According to Roma, the “Acacia Villas” apartment is owned by the daughter of a property developer. The man says the message served as a guarantee that the new four-story house was built really well.

But I was disappointed. Even today, the installation of the firewall at the entrance to the “Acacia Villas” has not been completed. According to residents, the firewall is probably the least malicious, but it perfectly illustrates Nuova’s approach to the completion of their building.

Lenda brokas

At first glance, the apartment building, which was pleasant in its originality and told the story of the residents, caused a lot of trouble from the beginning. Saul says the house was turned over to the Building Inspection for evaluation without a protective screen on the window.

“Until I raised the issue, nothing was done. I don’t know how they got the house for appraisal, because they couldn’t do it without the protective grid. But the house was allowed to operate. After repeated calls and almost threats to turn elsewhere, things started to move forward. Saul moved to the protective bars already in place around the windows.

But this is just one of the unpleasant nuances. A protective grid was necessary to allow people to settle into the purchased home as soon as possible. Residents continue the list of problems. “Completely low-quality metal construction, poorly prepared, poorly painted. Rust is already visible on the facade of the house,” Saulius complained about notable defects in the house built just a few years ago.

Experts have already inspected and evaluated the paint layer on metal structures. According to residents, the examination findings should indicate that the paint coat is not up to standard.

Heat node problem

The residents continue the tour, demonstrating the problems of the newly built village. Perhaps the most unpleasant impression on residents was when the underground garage drowned in sewage after the sewage was blocked.

Residents suspect that the rag left by the builders may have traveled through the pipes and clogged the sewers. The underground garage was flooded at least four or five times. Open windows do not save from fecal vapors. “It was impossible to enter. And there is nothing that can be done because the company that built ignores us,” taught Roma.

Another decoration in the house is a heating unit. The company that manages the house prepared a defect report stating that the gas boiler room does not have the required documentation, technical passports of the boiler, there is no diagram in the automation department, there are no instructions, there is no schematic diagram , the water flows into the automation panel, the water in the boilers, corrosion, the expansion vessel, the pipe fittings are damaged by corrosion, the boiler chimneys are flooded. And all this in a house that has not counted for five years.

Rome calls to look at the ceiling of the heater unit door. “There is mold here,” says the man. “Should it be like this in a new house? Maybe they did a waterproofing in November, but the air quickly got cold, it didn’t rain and there wasn’t even a way to make sure it was done right.

An imitation of the work has been done for a year and a half. Doing something cosmetically appears to be just a stretch of rubber and waiting for the warranty period to expire.

Lack of communication

Also, residents mention another deficiency in the heating system – the apartments are not equipped with meters. “Heating costs are calculated according to a formula, not according to how much heat we actually consume,” Rome added to the to-do list.

The population is also dissatisfied with hot water issues. In the morning, people first turn off the hot water taps, then they travel for breakfast, coffee, tea, and only then can they take a shower. Saúl considered that perhaps this was the case for hot water, because not all apartments are already inhabited by people, but the cost of excess water draining the wallets of neighbors, not builders.

“Neighbors on the first floor showed pictures of gravel running into the bathroom,” Saul smiled.

“Lack of communication, lack of goodwill is the biggest problem. A year and a half of copycat work. Something cosmetically makes it look like just a rubber band waiting for the warranty period to end. Buy, invest, how you want the house to meet the conditions of sale, and no “, – criticism of” Nuova Capital “did not spare Saul.

Neighbors pointed out that “Acacia Villas” was not a cheap option on the real estate market. Currently, these apartments, which are sold in two separate apartment buildings, cost between 1,425 and 1,780 euros per square meter.

High prices

Roma invited me to take a look at the apartment that he had bought partially finished. The man says he bought it in 2019 but has just started installing it because his son would like to live here.

“The outlet of the water supply is blocked. The workers said that it would be necessary to break the wall and find where the pipes go,” says Roma, a defect in the apartment.

Another flaw was currently hidden by the snow, but a lot of pads placed outside the window on the terrace attested to the unfinished work of the builders.

Roma assures her son of living in a hurry to install. Once he arrived to inspect the new purchase, he saw a mailbox full of reminders to pay administrative and other fees.

However, the man claims that he never received a notice or invitation to attend a neighborhood meeting to decide the choice of the house manager.

The lawyer who advised the neighbor indicated that a meeting of the neighbors of the house should have been called first, in which they would have expressed their willingness to formalize a contract with the administrator. The signed contract must be registered in the Registry Center. According to the neighbor, the house manager was chosen away from the meeting, and the residents were simply told that their house would be managed by Santermita and 1 km2 was listed. m rates.

Roma compared the administration costs of the house with the administration costs of another apartment building bought from the same real estate developer. “Here they are several times bigger,” according to Romas, the residents promise to ask the Kaunas city municipality for the house manager.

No hurry

“The patience to ask is over, fix it, fix it. We don’t want anything else, do only what corresponds to you,” Saúl said. Consequently, residents also appreciated the position of Nuova Capital, which was reflected in the residents’ request for housing construction documents.

“He said he would give the documents, but he did not give. We wanted to give the experts, but it is impossible to demand. Ignore, maybe silly. Now we are preparing a letter to deliver the documents,” shared the neighbors. the peculiarities of communication with Nuova Capital.

Kauno Diena contacted the director of Nuova Capital Pranas Sindaravičius. After a nice invitation to meet, the manager unexpectedly changed his mind. The company’s marketing specialist, Deimantė Kairienė, assured that she would not be able to attend the meeting and that without her, I understand, the manager would not be able to speak.

After asking to send questions in writing, the marketer regretted not being able to explain the lack of benevolent communication with the residents of Acacia Villa during the day, the approach to the elimination of the construction deficiencies of the apartment building.

Kauno Diena sent written questions last week.
